Job Purpose: We are seeking a proactive and organised individual to support the Operational Property Surveyor in delivering property-related services across the company’s urban and operational property portfolio. You will manage your own caseload, providing clear and professional advice to internal teams, external stakeholders, and third parties. This role offers the opportunity to contribute to the effective management of property assets while working collaboratively within a supportive team environment.
Accountabilities & Responsibilities:
- Support senior team members on major property projects, contributing to successful outcomes through collaboration and initiative.
- Provide a professional property service to internal teams and the wider public, assisting the Operational Property Surveyor as needed.
- Proactively manage your own caseload, ensuring timely and effective resolution of property matters.
- Represent the Operational Property team in EPLA responses, maintaining a professional and informed approach.
- Maximise rental income by monitoring, negotiating, and implementing rent reviews and lease renewals.
- Conduct inspections of tenanted land, including residential properties, to ensure compliance with lease agreements and covenants.
- Demonstrate flexibility and adaptability in a changing environment, with strong communication skills and a sound understanding of property legislation.
Technical Skills & Experience:
- A relevant surveying degree is required, with candidates ideally working towards APC (RICS) accreditation.
- Strong understanding of the property market, preferably with experience of United Utilities’ working practices.
- Confident communicator with excellent written and verbal skills, able to liaise effectively with a wide range of internal and external stakeholders.
- Skilled in negotiation and commercially minded, with the resilience and organisation needed to manage a varied and demanding workload.
- Proficient in Microsoft Office and experienced in using property-related systems such as Horizon, SSRS, ARCGIS, and SAP.
- Full driving Licence is required.
