We are seeking a highly skilled and experienced Pre Construction Manager to join our team in Swanley, United Kingdom. In this pivotal role, you will be responsible for overseeing all aspects of the pre-construction phase, ensuring projects are set up for success from the outset.
Technical & Industry Expertise
- Strong understanding of façade systems (e.g., rainscreen cladding, curtain walling, EWI, brick slip systems).
- In-depth knowledge of fire safety regulations, including:
- Building Safety Act 2022
- Approved Document B
- PAS 9980 and BS 8414
Project & Commercial Acumen
- Proven experience in early-stage project planning, including:
- Scope definition
- Risk identification
- Programme development
Stakeholder & Team Management
- Excellent communication skills for liaising with:
- Clients
- Design consultants
- Fire engineers
- Internal delivery teams
Regulatory & Compliance Awareness
- Familiarity with Building Control processes, including Gateway 2 submissions.
- Understanding of Golden Thread principles and digital record-keeping.
- Awareness of resident engagement requirements under the Building Safety Regulator.
Qualifications
- Degree in Construction Management, Architecture, Engineering, or similar.
- Membership of CIOB, RICS, or similar professional body.
- Proficiency in tools like:
- MS Project / Asta Powerproject
- BIM platforms (e.g., Revit, Navisworks)
- Document control systems (e.g., Aconex)
