We are seeking a highly skilled and experienced Pre Construction Manager to join our team in Swanley, United Kingdom. In this pivotal role, you will be responsible for overseeing all aspects of the pre‑construction phase, ensuring projects are set up for success from the outset.

Technical & Industry Expertise

  • Strong understanding of façade systems (e.g., rainscreen cladding, curtain walling, EWI, brick slip systems).
  • In‑depth knowledge of Fire Safety Regulations, including Building Safety Act 2022 Approved Document B PAS 9980 and BS 8414.
  • Experience with remediation of non‑compliant cladding (e.g., ACM, HPL, timber).
  • Familiarity with design coordination and value engineering in pre‑construction phases.
  • Ability to interpret and challenge architectural and engineering drawings.

Project & Commercial Acumen

  • Scope definition.
  • Risk identification.
  • Programme development.
  • Strong understanding of procurement strategies and supply chain engagement.
  • Ability to support cost planning and budget development in collaboration with QS teams.
  • Experience working with framework agreements and public sector clients (e.g., GLA, DLUHC‑funded schemes).

Stakeholder & Team Management

  • Clients.

  • Ability to lead design team meetings and drive progress.

Qualifications

  • Degree in Construction Management, Architecture, Engineering, or similar.
  • Membership of CIOB, RICS, or similar professional body.
  • Proficiency in tools such as MS Project / Asta Powerproject, BIM platforms (Revit, Navisworks), Document control systems (Aconex).
