Overview

In this role you will lead activities that manage HMCTS’s operational property portfolio across designated regions to ensure the estate remains fit for purpose, cost-effective, and supports justice services. You will join the Asset Management Team within the Property Directorate, reporting to the Principal Asset Manager, and work with internal and external partners to implement asset management strategies. You will handle landlord and tenant matters, acquisitions, disposals, and estate optimisation while maintaining accurate records and governance. This is a hands-on role with potential to deputise for seniors and contribute to continuous improvement. You will help deliver value for money as

Responsibilities

  • Support management of a portfolio of freehold and leasehold properties across designated regions
  • Lead and assist with landlord and tenant matters including lease renewals, rent reviews, dilapidations, licences and other lease events
  • Support property acquisitions, disposals and rationalisation activity with senior colleagues and external advisors
  • Maintain accurate property, tenancy and asset information with governance compliance
  • Assess and implement actions from change initiatives (e.g., Court Adjacencies Study); keep risk log and reports updated
  • Coordinate with landlords, managing agents, solicitors, surveyors and consultants
  • Resolve queries with landlords and managing agents
  • Prepare business cases, briefing papers, reports and presentations for senior stakeholders
  • Monitor property actions, risks, and opportunities; escalate as needed
  • Contribute to asset performance reporting and estate management reviews
  • Support asset management initiatives to improve estate performance, efficiency and value for money
  • Collaborate with operational teams to meet property requirements and business objectives
  • Deputise for senior team members where appropriate
  • Contribute to continuous improvement and share best practices
  • Ensure compliance with legislation, government property standards and HMCTS policies

Key requirements

  • Demonstrable experience in property, estates or asset management
  • Understanding of landlord and tenant principles and leasehold property management
  • Strong communication and stakeholder management skills
  • Ability to manage competing priorities and meet deadlines
  • Experience maintaining accurate records, data and management information
  • Strong organisational and analytical skills
  • Ability to build effective working relationships with internal and external stakeholders
  • RICS (Associate, MRICS) or equivalent professional experience
  • Experience leading a small multi-disciplinary team/ managing consultants and preparing governance submissions or senior stakeholder reports
