We are seeking a highly skilled and experienced Pre Construction Manager to join our team in Swanley, United Kingdom. In this pivotal role, you will be responsible for overseeing all aspects of the preâconstruction phase, ensuring projects are set up for success from the outset.
- Strong understanding of façade systems (e.g., rainscreen cladding, curtain walling, EWI, brick slip systems).
- In-depth knowledge of fire safety regulations, including: Building Safety Act 2022, Approved Document B, PAS 9980 and BS 8414.
- Experience with remediation of nonâcompliant cladding (e.g., ACM, HPL, timber).
- Familiarity with design coordination and value engineering in preâconstruction phases.
- Ability to interpret and challenge architectural and engineering drawings.
- Proven experience in earlyâstage project planning, including: Scope definition, Risk identification, Programme development.
- Strong understanding of procurement strategies and supply chain engagement.
- Ability to support cost planning and budget development in collaboration with QS teams.
- Experience working with framework agreements and public sector clients (e.g., GLA, DLUHCâfunded schemes).
- Excellent communication skills for liaising with clients, design consultants, fire engineers, and internal delivery teams.
- Ability to lead design team meetings and drive progress.
- Experience in client presentations and bid support.
- Collaborative mindset with ability to work crossâfunctionally (commercial, design, delivery).
- Familiarity with Building Control processes, including Gateway 2 submissions.
- Understanding of Golden Thread principles and digital recordâkeeping.
- Awareness of resident engagement requirements under the Building Safety Regulator.
