We are seeking a highly skilled and experienced Pre Construction Manager to join our team in Dartford, United Kingdom. In this pivotal role, you will be responsible for overseeing all aspects of the pre-construction phase, ensuring projects are set up for success from the outset.

Technical & Industry Expertise
  • In-depth knowledge of fire safety regulations, including:
    • Building Safety Act 2022
    • Approved Document B
    • PAS 9980 and BS 8414
  • Familiarity with design coordination and value engineering in pre-construction phases.
  • Ability to interpret and challenge architectural and engineering drawings.
Project & Commercial Acumen
  • Proven experience in early-stage project planning, including:
    • Scope definition
    • Risk identification
    • Programme development
  • Strong understanding of procurement strategies and supply chain engagement.
  • Ability to support cost planning and budget development in collaboration with QS teams.
  • Experience working with framework agreements and public sector clients (e.g., GLA, DLUHC-funded schemes).
Stakeholder & Team Management
  • Excellent communication skills for liaising with:
    • Clients
    • Design consultants
    • Fire engineers
    • Internal delivery teams
  • Ability to lead design team meetings and drive progress.
  • Experience in client presentations and bid support.
  • Collaborative mindset with ability to work cross-functionally (commercial, design, delivery).
Regulatory & Compliance Awareness
  • Familiarity with Building Control processes, including Gateway 2 submissions.
  • Understanding of Golden Thread principles and digital record-keeping.
  • Awareness of resident engagement requirements under the Building Safety Regulator.
Qualifications
  • Degree in Construction Management, Architecture, Engineering, or similar.
  • Membership of CIOB, RICS, or similar professional body.
  • Proficiency in tools like:
    • MS Project
    • BIM platforms (e.g., Revit, Navisworks)
    • Document control systems (e.g., Aconex)
