We are seeking a highly skilled and experienced Pre Construction Manager to join our team in Swanley, United Kingdom. In this pivotal role, you will be responsible for overseeing all aspects of the pre‑construction phase, ensuring projects are set up for success from the outset.
Technical & Industry Expertise- In-depth knowledge of fire safety regulations, including: Building Safety Act 2022, Approved Document B, PAS 9980 and BS 8414
- Familiarity with design coordination and value engineering in pre‑construction phases.
- Ability to interpret and challenge architectural and engineering drawings.
- Proven experience in early‑stage project planning, including scope definition, risk identification, and programme development.
- Strong understanding of procurement strategies and supply chain engagement, support for cost planning and budget development in collaboration with QS teams, and experience working with framework agreements and public sector clients (e.g., GLA, DLUHC‑funded schemes).
- Excellent communication skills for liaising with clients, design consultants, fire engineers and internal delivery teams.
- Demonstrated ability to lead design team meetings, drive progress, support client presentations and bid activities, and work cross‑functionally across commercial, design and delivery areas.
- Familiarity with Building Control processes (including Gateway 2 submissions), Golden Thread principles and digital record‑keeping, and resident engagement requirements under the Building Safety Regulator.
- Degree in Construction Management, Architecture, Engineering or a related field.
- Membership of a professional body such as CIOB, RICS or equivalent.
- Proficiency in tools including: MS Project, BIM platforms (e.g., Revit, Navisworks), Document control systems (e.g., Aconex).
