We are looking for a Valuations Surveyor to work in the commercial sector based in the centre of Manchester. You don't need to be chartered but must demonstrate experience in commercial valuations.
Responsibilities
- Produce quarterly valuations to monitor and track business progress, detailing the reasons for movement against prior forecasts and the budget.
- Create detailed forecasts for each budget and present them to regional leads.
- Assist with the audit and the production of the Director's year-end valuations to achieve the net worth target.
- Collaborate with external valuers to produce year-end valuations.
- Coach and empower colleagues on key valuation concepts and scenario tools to ensure accurate delivery of forecasts.
- Lead quarterly meetings with each regional team.
- Run valuation scenarios when needed and provide sound advice, recommendations and solutions on how to maximise value.
- Assist with refinance and provide the necessary information requests to lenders.
- Model disposal valuations using relevant comparables.
- Analyse investments using market data and comparables to form a view on yields and pricing.
- Support development appraisals ensuring assumptions and valuation approach align with the market.
- Analyse all deals to calculate net effective rent.
Systems & Process
- Argus Enterprise software for production of monthly data tables.
- Build reports in Salesforce to streamline monthly reporting, bank reporting and other analytical areas.
Qualifications
- Ideally 3 years of experience within valuations.
- Analytical approach with strong Excel skills and data management.
- Experience within Argus is advantageous but not essential.
- Stakeholder management and ability to build relationships with internal departments and external partners.
