Purpose of the Role
The Night Operation Supervisor is responsible for overseeing the delivery of resident services and operational activities during their shift, ensuring the property remains safe, secure and well maintained.
The role provides supervision and guidance to the frontline team, supporting service delivery, incident response and operational coordination across the property.
Acting as a key escalation point, the Night Operation Supervisor ensures that issues are resolved efficiently and that operational protocols are followed.
Working closely with the wider property team, the role helps ensure residents receive a high standard of service while maintaining safe and welcoming homes for our residents.
Key Responsibilities
- Operational Supervision
- Lead and oversee operational delivery during shift, ensuring services are delivered efficiently and safely.
- Maintain a visible presence across the property to support team members and monitor service standards.
- Ensure the property remains safe, warm, clean and well presented during operational hours.
- Manage team rotas and attendance, ensuring adequate staffing and operational coverage.
- Ensure efficient utilisation of team resources to support service delivery.
- Coordinate communication and handover with the day team to ensure continuity of operations.
- Incident Management & Emergency Response
- Act as the first point of escalation for operational issues and incidents during shift.
- Lead incident response and recovery, ensuring appropriate actions are taken and incidents are recorded.
- Make decisions on significant operational or safety issues arising during night operations.
- Participate in the Duty Manager rota, acting as an escalation point for emergencies where required.
- Support property emergency response procedures when incidents occur.
- Compliance, Safety & Security
- Conduct compliance and safety audits across the property.
- Ensure health and safety procedures are followed at all times.
- Ensure Personal Emergency Evacuation Plans (PEEPs) are communicated and understood.
- Ensure Business Continuity Plans and operational protocols are communicated to the team.
- Monitor safety standards across the building to protect residents, visitors, staff and contractors.
- Sign in and supervise third-party contractors on site during shift.
- Team Leadership & Development
- Provide direct line management of the Operations Assistant Night Team, ensuring clear leadership, direction and support.
- Manage all aspects of people management, including recruitment, performance management, absence management and development, ensuring effective team coverage.
- Ensure mandatory training and e-learning requirements are completed.
- Support the development of team members through coaching and on-shift training.
- Promote teamwork and collaboration across property teams.
- Ensure operational protocols and service expectations are clearly communicated.
- Maintenance & Property Support
- Respond to and investigate reactive maintenance issues, making safe where required and allocating tasks to the appropriate team members.
- Monitor maintenance requests and ensure issues are escalated or resolved promptly.
- Support property presentation through ad-hoc checks, minor fixes and general upkeep.
- Ensure communal areas remain safe and well maintained.
- Resident Experience & Customer Service
- Support residents with enquiries or issues, ensuring a positive resident experience.
- Support resident sales and retention conversations where required or signpost residents to the appropriate teams.
- Raise welfare, housekeeping or resident experience cases where necessary.
- Ensure residents feel safe and supported within the property.
- Operational Systems & Continuous Improvement
- Record all operational requests, cases and incidents within the CRM system.
- Ensure operational activities align with company policies, standards and procedures.
- Monitor service delivery performance and identify opportunities for improvement.
- Support operational improvement initiatives across the property.
Experience, Skills & Qualifications
- Experience in a customer service, hospitality, property operations or supervisory role.
- Experience supporting or supervising operational teams.
- Strong understanding of health and safety procedures and compliance requirements.
- Experience handling incidents, escalations or emergency situations in an operational environment.
- Strong communication and problem-solving skills.
- Ability to make decisions and remain calm under pressure.
- Ability to work collaboratively with teams and provide guidance during operational shifts.
