Unite Students have a fantastic opportunity for a Head of Revenue Management to join us in either our Bristol or London office. The Head of Revenue Management is responsible for defining and delivering the portfolio-wide revenue strategy across all brands, assets and revenue streams including nominations, direct-let business, alternative letting models, summer income and backfill. The role will drive and maximise top-line performance through strategic oversight of pricing, inventory management, tenancy length strategy and channel optimisation, ensuring the optimal revenue mix across the portfolio.
The Head of Revenue Management will set both in-year and future sales cycle strategies, ensuring revenue optimisation through strong demand forecasting, market insight, and proactive commercial decision making. This role ensures the organisation is activating the most effective channel strategies to support reduced cost of acquisition and improved overall company profitability. They will lead and evolve the organisation’s revenue management framework, ensuring best-in-class pricing, forecasting, reporting and inventory management practices are embedded across the portfolio.
The role is the senior commercial authority responsible for all pricing and inventory decisions across existing assets, development opportunities and future investment cases. In addition, you will lead the Commercial Analytics function, ensuring the business has robust insight, reporting and performance measurement to support commercial decision making across the organisation. The role will proactively communicate trends, opportunities and risks to senior stakeholders and provide strategic guidance to the wider commercial, operations and investment teams.
You will also oversee and support the commercial transition of the portfolio into new technology platforms including the implementation of new Property Management Systems (PMS), ensuring systems, processes and data structures are optimised to support revenue performance and scalable portfolio growth.
Responsibilities
- Lead the strategy, build and deliver the annual revenue budget and proposition for the portfolio.
- Lead revenue forecasts reviews pulling all data views and highlighting opportunities and risks - using this to influence and drive the business plan and adjust strategy and tactics as required to achieve agreed targets.
- Lead and manage all development and delivery of optimal pricing across all both direct let and nominations, running displacement and profit analysis.
- Monitor competitor pricing and understand the dynamics of the local and international markets as well as demand generators, implement and measure changes made from this data.
- Responsible to lead all rate and inventory loading and rate management across all systems and channels.
- Deliver effective inventory management to maximise total revenue, including views on tenancy length and room type optimisation and utilisation.
- Maintain contemporaneous knowledge of the competitive marketplace (key competitors, renovations, new openings, brand changes), to inform revenue management strategy and tactics.
- Maintain up-to-date knowledge of market demand generators (businesses leaving/entering the market, special projects, city events, national events, political factors, economic factors, technology etc.).
- Lead on analysing revenue management opportunities and strategies for new and potential acquisitions, disposals and development opportunities.
- Lead the analysis, and develop as necessary, revenue performance analysis across all commercial metrics and KPIs.
- Responsible for monthly reporting on portfolio performance to include and not limited to Commercial Leadership Team, Operations Performance teams, Executive Team and Board.
- Work closely with our regional teams to capture insight, analysis, and recommendations to drive the top line including providing guidance on deal structures and providing sales targets and measurement.
- Directly lead and manage the Commercial Analytics team including recruitment and be mindful of succession planning, ensuring effective and up to date personal development plans and performance reviews are maintained for the team, including performance management as required.
- Lead all changes to technology platforms that affect pricing and inventory, including the scoping, testing and deployment of the new booking engine and property management system.
