Unite Students has an exciting opportunity for a Sales Specialist to support cities across our Midlands and North region. The Regional Commercial Specialist is responsible for driving sales and marketing performance to maximise occupancy and revenue across their region. Acting as the sales subject matter expert, the role plays a key part in executing the regional commercial strategy across multiple cities. This UK-market focused position ensures properties are correctly positioned and priced in line with demand and performance data. The role works closely with city teams to support tenancy mapping changes, improve processes, and drive overall sales effectiveness. A strong focus of the role is coaching, training, and developing on-site teams from a sales and commercial perspective, helping to build capability and improve performance across the region. This is a travel-required role, with regular visits to cities across the Midlands and North to support teams, review performance, and embed commercial best practice.

What You'll Be Doing

  • Driving sales standards; quality sales over quantity sales, with business leading sales metrics
  • Track sales performance across the regional portfolio, identifying trends, risks, and opportunities
  • Maintain core reporting outputs including retention trackers, and operational sales dashboards
  • Help enforce correct and timely operational responses for summer extensions, STL or Bridge bookings, using the request tracker
  • Turn performance data into clear insights and actions for on-site teams and senior stakeholders
  • Produce and distribute the weekly Sales Update for Operations, ensuring visibility of progress, priorities, and actions
  • Translate regional commercial strategy into clear, practical direction for on-site teams, ensuring priorities and targets are understood and delivered consistently
  • Provide cover for the Divisional Commercial Manager during periods of leave or absence
  • Attend relevant meetings on behalf of the DCM when required and follow up on actions
  • Support delivery of time-sensitive commercial tasks and stakeholder requests during cover periods
  • Supporting the regional management to improve year on year occupancy, with realistic opportunities to increase income and occupancy
  • Reviewing Competitor pricing and incentives to ensure we are appropriately priced
  • Suggesting innovative ways to increase occupancy within cities in moving away from tried and tested methods
  • Ensuring the City teams are keeping the properties up to the standard of expectation with show flat and customer journey reviews
  • Working with Marketing team to ensure the city secures the necessary budget needed for in city initiatives within local marketing
  • Ensuring each property has the latest and most intuitive marketing tools available to them
  • Setting PPC percentage split across properties in line with sales need on a weekly basis
  • Working with the Regional General Manager and the Management team to confirm the mapping for each building
  • Daily visits to sites to ensure sales focus with team
  • Weekly Management sales and operational meetings
  • Meeting with University partners to discuss campaigns
  • Prospecting all potential 3rd party partners, e.g. language schools, business schools etc.
  • Sending University partners marketing collateral for Accommodation Offices
  • Negotiating packages with University Partners
  • Rolling out Summer Campaign to City team, supporting with the mapping and pricing
  • Weekly STL Sales tracking
  • Ensuring third-party billing is correct
  • Supporting the Managers in their meetings with Group`s for Summer Deals and any backfill opportunities
  • Exploring new initiatives to help bridge void rooms
  • Supporting all recruitment in challenge properties to ensure the right candidates are chosen
  • Attending regular City team talk monthly`s and giving sales updates
  • Building a positive team environment
  • Reviewing, approving and liaising with Revenue Team to action changes to room mapping in booking systems

  • Strong stakeholder management and interpersonal skills to build relationships across all levels, internally and externally
  • Ability to coach and mentor where necessary to drive performance
  • Good attention to detail and ability to work across teams internally to support where necessary, including to provide regular reports
  • Excellent time management skills, and the ability to manage multiple priorities
  • Strong analytical skills and the ability to interpret data into meaningful reports
  • Ability to think innovatively to drive new initiatives
