As a Preconstruction Manager you will manage commercial interior fit-out projects from initial client briefing through the pre-contract stage. You will work with design development, estimating, technical evaluation, tender documentation, contract agreement and will hand projects over to the Delivery team for construction.
Responsibilities- Lead and coordinate the estimating proposal from scope identification to final costing and submission.
- Review plans, drawings and specifications to develop a deep understanding of all materials, labour and time required.
- Collaborate with the Delivery team during planning phases prior to project initiation.
- Identify constructability issues, value-engineer opportunities and ensure accurate scope of work.
- Manage cash flow and communicate potential profit opportunities.
- Conduct comprehensive subcontractor bid process to ensure consistent scope and project details.
- Ensure project schedules are robust for estimating and purchasing.
- Create complete and progressive project budgets throughout client acquisition and project initiation.
- Maintain project profitability, client satisfaction and quality through strong subcontractor relationships.
- Build and nurture subcontractor relationships that put the client first.
You have a solid understanding of the preconstruction process from client acquisition to site start. Experience in commercial interiors, corporate fit-out, or a highly relevant industry is required. You will mentor junior staff and may manage them on larger projects. The role is hybrid and based in London.
