Full‑time Property Manager – Operations – Kaitātai, located in Christchurch, New Zealand. This role oversees the operation of the university hall of residence at the University of Canterbury, managed by UniLodge. It involves managing a large catered first‑year student hall and supporting the student community.
Responsibilities
- Work 40 hours per week, with some after‑hours and weekend duties as required.
- Report to the General Manager Portfolio and lead a 24/7 operating staff team.
- Act as a member of the first‑response team and address critical incidents outside office hours.
- Manage day‑to‑day operations, delivering superior customer service, reporting, budgeting, planning, marketing, and owner & stakeholder relations.
- Oversight of pastoral care, conduct matters and critical incidents, referring residents to community and university support networks.
- Recruit, manage and develop a high‑performing employee team.
- Build and maintain relationships with key stakeholders (universities, parents, internal teams).
- Perform ongoing property management, including inspections, quality assurance, catering oversight and facilities management support.
- Manage the property’s financial performance and occupancy plan.
- Develop, implement and manage the Residential Life Programme.
Qualifications
- Previous operations management experience, preferably in accommodation or a related business.
- Strong leadership skills and proven ability to develop high‑performing teams.
- Passion for people and a focus on building student communities with an emphasis on care.
- Business development experience and strong commercial acumen with financial astuteness.
- Cultural competency skills and a deep appreciation for Te Ao Māori.
- Experience with StarRez or other property management systems (highly regarded).
- Highly developed interpersonal skills with the ability to problem‑solve and manage conflict.
- Focus on service and quality, striving to deliver outstanding experiences.
- Police vetting check (required).
