Student Accommodation Booking Advisor (PBSA/BTR)

Location: Sheffield City Centre (office-based)

Salary: £24,500 plus commission (OTE £35,000)

Are you a proactive, persuasive sales advisor who enjoys helping people make confident decisions and seeing an enquiry through to a confirmed booking? Our PBSA/BTR (Purpose Built Student Accommodation / Build to Rent) team is growing fast, and we are hiring a Student Accommodation Booking Advisor to help students find the right room and guide them through the booking journey. This is still a sales role: you will spend much of your day on the phone, email, and WhatsApp, speaking to students, securing bookings, and keeping momentum moving.

Reporting directly to our Head of New Business (PBSA/BTR), you will join a small PBSA/BTR team at a genuinely exciting stage of growth. Your focus is simple: use tenacity, organisation, and growing PBSA/BTR expertise to convert warm student enquiries into confirmed bookings, quickly and professionally, while delivering a brilliant experience.

There is some occasional admin to support the wider PBSA set‑up (for example, assisting with listing accuracy or operator information when needed), but the reality is this role is primarily about helping students find the right accommodation and converting enquiries into booking outcomes. There is no cold calling involved. You will be following up warm student enquiries, understanding what students need from their accommodation, and confidently progressing conversations to a booking. This is not a scripted call‑centre role. You'll take ownership of your enquiries, learn the accommodation options available, and help students navigate the booking process from enquiry through to confirmation.

Working Pattern

  • This role includes some later working to support student demand and booking momentum.
  • Normal hours are 9am - 5.30pm Mon - Thu, and 9am - 5pm Friday, with one‑hour unpaid lunch.
  • For this role, there will be three normal office hours shifts and two late shifts per week.
  • Late shifts will be 12-8.30pm, including a one‑hour unpaid break.
  • There may be a requirement to work some weekends based on demand.

Key Responsibilities

  • Follow up promptly on warm student enquiries, understanding what students need from their accommodation, building rapport quickly, and moving conversations through to a confirmed booking.
  • Handle a high volume of calls, email, and WhatsApp conversations, staying organised and maintaining quality throughout the student journey.
  • Become a trusted point of contact for students, providing accurate property information, helping them compare options, and supporting them through operator‑specific booking procedures.
  • Work closely with PBSA operators and internal teams to ensure smooth handovers and accurate bookings.
  • Occasional visits to PBSA sites or operators may take place to deepen product knowledge and strengthen relationships.
  • Support occasional operational tasks where needed, for example, helping to keep operator or listing information accurate and up to date.
  • Use Salesforce and agreed ways of working to manage leads, follow‑ups, and booking progress consistently.
  • Spot issues early, upscale appropriately, and keep students informed so the booking journey stays smooth.
  • Support occasional reporting or admin requests when needed.

Skills And Experience

  • Experience in a sales, customer‑facing, lettings, student accommodation, property, hospitality, travel, or advisory role.
  • Proven ability to manage multiple enquiries, follow‑ups, and conversations, converting warm leads into bookings.
  • Natural rapport builder with strong influencing skills and the ability to guide customers confidently through a decision‑making process.
  • Highly organised, proactive, and tenacious in following up enquiries and keeping momentum moving.
  • Experience in the student accommodation market would be highly desirable.
  • If you've been a student recently, lived in PBSA/BTR accommodation, or worked within the sector, that's a real advantage.
  • Training will be provided to help you build your accommodation and operator knowledge.
  • Confident using CRM systems. Salesforce experience is desirable.
  • Excellent verbal and written communication skills.
  • Highly organised, detail‑oriented, and able to manage multiple priorities in a fast‑paced environment.
  • Self‑motivated and collaborative team player who is excited by the opportunity to help build a growing function and make a genuine impact.
