UniHomes is on a mission to become the number one platform for PBSA and Build-to-Rent listings and bookings in the UK, and we're well on our way. Over the past 18 months, we've been building our PBSA/BTR channel from the ground up. Today, several major national operators are live with us, generating thousands of student leads and confirmed bookings every year. The momentum is real, and we're now entering our next phase of growth.
We're looking for a Sales Operations Manager to become the operational architect of our PBSA/BTR channel. Working closely with our Head of PBSA New Client Acquisition, you'll build the processes, reporting frameworks, and financial infrastructure that allow our growing team to operate with clarity and confidence across both of our revenue models. This isn't a role for someone who delegates and steps back. We need a hands-on builder who can think strategically and then get it done. Key responsibilities:
- Reporting and performance management: Design and own the reporting framework for the PBSA/BTR channel, delivering clear, reliable visibility of performance against targets across both our Agent Booking and Paid Listings revenue models. Ensure our Head of PBSA New Client Acquisition and wider leadership always have the data they need to make confident decisions.
- Financial process ownership: Take full ownership of the channel's financial operations, including invoicing workflows, revenue reconciliation, and billing accuracy across both revenue models, working closely with Finance to ensure processes are seamless, scalable, and fit for purpose.
- Post-onboarding process design: Build and embed consistent processes to support a smooth transition from deal close through to operators going live on the platform.
- Operational infrastructure: Proactively identify gaps and inefficiencies across the channel and build the processes, documentation, and tooling to address them. This is a role for a builder, someone who creates structure where there isn't one and continuously improves what already exists.
- Strategic translation: Act as the operational bridge between the Head of PBSA New Client Acquisition and the wider team. Take commercial direction and translate it into clear, practical processes that BDMs, Sales Executives, and the Account Manager can follow with confidence.
- Channel scalability: Own the operational foundations that will allow the PBSA/BTR channel to grow efficiently. Remove friction, increase repeatability, and ensure the team's time is spent on revenue-generating activity rather than administrative complexity.
- Cross-functional collaboration: Work closely with Sales, Finance, Product, and Technology teams to ensure the channel's operational needs are understood, prioritised, and delivered. Build strong internal relationships and represent the PBSA/BTR channel's requirements effectively.
Skills and experience:
- B2B portal, booking platform, or marketplace operations: Proven experience in a sales operations, commercial operations, or channel operations role within a B2B portal, booking platform, digital marketplace, or PropTech business. You understand how listing-based or booking/commission-based revenue models work and what operational infrastructure a commercial team in this kind of environment needs to perform. Experience working across more than one revenue model is a genuine advantage. Candidates from student accommodation booking platforms, property portals, or travel and hospitality tech are particularly encouraged to apply.
- Process builder: A demonstrable track record of building operational processes from scratch. You identify what's missing, design the solution, and implement it yourself. You don't wait for a playbook to land on your desk.
- Hands-on and execution-focused: Equally comfortable defining a process and doing the work. You take ownership and drive things to completion, even when the path isn't fully clear.
- Reporting and data proficiency: Strong ability to build and manage reporting frameworks and performance dashboards. Experience with CRM tools (ideally Salesforce) and a confident, analytical approach to interpreting data and communicating insights clearly to senior stakeholders.
- Financial operations knowledge: Hands-on experience managing or meaningfully improving invoicing, billing, or revenue operations workflows. Comfortable liaising closely with Finance teams and translating commercial activity into accurate, scalable financial processes.
- Client-facing operational support: Confident communicating directly with operator clients to resolve platform, technical, or billing queries. This is operational support, not account management, but it requires professionalism, clarity, and the ability to stay calm under pressure when a client has an issue that needs resolving quickly.
- PBSA/BTR or property sector knowledge: Experience within the Purpose-Built Student Accommodation, Build-to-Rent, or wider residential property or PropTech sector is highly desirable. Understanding how operators think and what they need from a platform partner will help you get up to speed quickly. Strong sales operations experience from a comparable B2B booking or listing environment is equally valued: sector knowledge can be learned, operational excellence cannot.
- Strong communicator: Excellent written and verbal communication, with the ability to translate complex operational requirements into clear guidance for a commercial team and to hold your own in senior conversations.
- Self-starter with entrepreneurial drive: Highly autonomous, proactive, and energised by building something meaningful from the ground up. You don't need everything to be figured out before you can get started.
- Collaborative team player: A natural relationship builder who earns trust across functions, can influence without authority, and genuinely cares about the success of the team and not just their own workstream.
