Property Manager in St Albans

PROPERTY MANAGER

We are delighted to be working with a Property Management company based in St Albans who, due to new business wins, are looking for an experienced Property Manager to join their team and manage a shared property portfolio

The role will involve the day-to-day running of a designated portfolio and liaising/taking instructions from Leaseholders and Homeowners

Responsibilities Include:

• Preparation of service chargebudgets.
• Quarterly reviewsand utilising methodsto maintain budgetary control for service charges.
• Work with accounts team to ensureservice charge accountsare prepared, approved and distributed in a timely manner in line with statutory obligations.
• Day to day maintenance of the buildingsand communal areas.
• React to and addressmaintenance reports received.
• Liaising with contractors regardingreactive maintenance.
• Approval of contractor's invoices.
• Respond to general enquiries from Freeholders, Leaseholders, Management Companies and, where applicable, Tenants, in a timely and professional manner.
• Organise and attend DirectorsMeetings, where applicable.
• Organise and attend Annual General Meetings, where applicable.
• Managing major works projectsand serving section20 notices.
• Managing site staff such as cleanersand maintenance etc.
• Ensuring that properties comply with the current Healthand Safety Regulations.
• Regular site visits to each property.
• Maintaining accurateand up-to-date recordsof all properties and Leaseholders.
• Providing excellentcustomer service.
• Comply with industry best standards.
