Deine Aufgaben:
- Technisches Management & Projektkoordination
- Gesamtverantwortung für technische Abläufe und Instandhaltung im Center
- Koordination von Mieterausbauten und Schnittstelle zwischen Mietern, Leasing, Bauunternehmen und Behörden
- Organisation von Abnahmen mit Bauaufsicht, Feuerwehr und TÜV
- Terminplanung, Schlüsselübergaben, Zugangsregelungen
- Zusammenarbeit mit Architekturbüros und Beauftragung von Bauanträgen
- Sicherstellung der Funktionsfähigkeit sicherheitsrelevanter Anlagen (Sprinkler, BMA, Lüftung, Sicherheitsbeleuchtung etc.)
- Gewährleistungsmanagement und Steuerung von Umbauten
- Technische Prüfung & Dokumentation
- Prüfung von Ausbauplänen, Leistungsbeschreibungen und Mietbedingungen
- Kontrolle von Schlussrechnungen und Baukostenzuschüssen
- Erstellung von Kosten- und Terminplänen
- Dokumentation von Mängeln, Übergaben und Schlüsselprotokollen
- Kommunikation & Konfliktlösung
- Ansprechpartner für Mieter bei technischen und organisatorischen Fragen
- Vermittlung bei baulichen Herausforderungen (z. B. Brandschutz, Designfreigaben)
- Klärung bei Flächenrückgaben und Schlüsselmanagement
- Reporting & Management-Abstimmung
- Erstellung von Statusberichten und Entscheidungsvorlagen
- Enge Zusammenarbeit mit General Manager, Projektleitung und Centerleitung
- Reporting an Leasing & EM inkl. Zustandsbeschreibung der Mieterausbauten
Was Du mitbringen solltest:
- Mindestens 5 Jahre Erfahrung im technischen Management großer Immobilienobjekte (z. B. Shopping-Center, Krankenhäuser, Schulen, Universitäten, Bürogebäude, Hotels)
- Technisches Verständnis im Bereich Bau, TGA oder Architektur
- Erfahrung im Projektmanagement, idealerweise im Retail- oder Immobilienbereich
- Kommunikationsstärke, Organisationstalent und diplomatisches Geschick
- Führungserfahrung und ausgeprägte Leadership-Kompetenzen
- Kenntnisse in MS Office, Projekttools, idealerweise auch CAD oder CAFM-Systemen
- Sehr gute Deutsch- und Englischkenntnisse in Wort und Schrift
- Erfahrung mit Bauanträgen, Genehmigungsverfahren und Brandschutz
