We’re looking for a talented individual to join our Asset Management team as the Asset Management Analyst. You will be responsible for daily AM tasks, business coordination, and preparing analyses under the leadership of the Head of Asset Management. You will have clear tasks and development targets that will help prepare you for progression within the AM team.

What you will be doing…

NRI growth

  1. Support establishment and delivery of 5-year business plan, organising contributions of all internal departments.
  2. Support the Head of Asset Management in delivering the annual ERV assessment of the Asset.
  3. Undertake analysis to assess leasing deals to understand the impact on NRI and asset valuation.
  4. Involvement in validation of leasing/operational assumptions on asset valuation cycles and quarterly financial closings.
  5. Prepare and follow up priorities from an NRI/cash flow perspective.
  6. Financial assessment of OPEX and CAPEX budgets.
  7. Propose innovative ideas for value creation in relation to the Asset.

Project delivery

  1. Act as team leader for the Leasing Manager and the General Manager to help deliver and implement the 5YBP, driving their team members to succeed in achieving the portfolio’s target.
  2. Assess deal structures and KPIs such as like-for-like Net Rental Income, Return on Capital Employed, and asset Internal Rate of Return.
  3. Help and train graduates where appropriate.

Other

  1. Participate in negotiations with tenants when the deal has a substantial investment or other complicated elements.
  2. Participate in improving processes/tools/ways of working.
  3. Daily AM tasks: lease/contract assessments, OCR analysis, meeting minutes, preparation of presentations, etc.
  4. Act as a point person for the Asset for key internal and external stakeholders.
  5. Work closely with the Property team, whether it is URW people or an external provider.

Investment/Divestment

  1. Support the investment/divestment opportunities with the following Duties & Responsibilities:

Research and Analysis

  1. Conduct in-depth research on potential real estate investment opportunities.
  2. Analyse market trends, economic indicators, and property values to assess investment risks and returns.

Financial Modeling and Due Diligence

  1. Prepare detailed financial models to evaluate the profitability of investments.
  2. Support in conducting due diligence for potential acquisitions, including financial, legal, and market analysis.
  3. Present investment recommendations and reports to senior management or clients.

What skills, experience, and knowledge will you need to be successful?

  1. Knowledge of physical retail assets from an operational, valuation, and positioning aspect (asset and store layout, tenants, lease structures, ownership structure, and strategy).
  2. Advanced analytical skills.
  3. Attention to detail.
  4. Advanced Excel (e.g., use of financial functions, database and search functions, pivot tables) and PowerPoint skills.
  5. Ability to plan project tasks and activities.
  6. Sense of commitment, ability to work under pressure, and be focused.
  7. Responsiveness, agility, and anticipation.
  8. An understanding of how retail works in the field (theory vs. pragmatism/real life).
  9. Knowledge of the customers (retailers and consumers).
  10. The capacity to take a broad perspective and a detailed view on topics, and the ability/willingness to switch between them.
  11. Experience from and understanding of working with/in different countries and cultures.
  12. Understanding of differences between regions to foster common culture within URW.
  13. Capable of building strong relationships with varied stakeholders across the business.
