Unibail‑Rodamco‑Westfield (URW) is seeking two talented individuals to join its dynamic Centre management team as Senior Facilities Managers, one at Westfield London and one at Westfield Stratford City.

What you will be doing

  • Operationally develop and implement a comprehensive asset Planned Preventative Maintenance Plan.
  • Regularly review the current scope and specification of all contracts to ensure fit for purpose, manage key contractors and external suppliers, and maintain service delivery levels in accordance with Westfield standards.
  • Liaise with procurement to compile tender documents and negotiate contract renewals.
  • Manage the centre’s LTEAP to meet the URW Better Places targets on energy, renewable energy initiatives, waste reduction, water usage and recycling.
  • Coordinate all energy reporting with GM Commercial.
  • Work with GM Commercial on major energy projects, including solar PV, and serve as technical lead on cross‑functional centre projects such as the District Heating Network decarbonisation project.
  • Deliver key actions arising from internal and external audits and periodic inspections.
  • Assume duty management responsibilities when required, including bank holidays and weekends.

Budgeting & Financial Management:

  • Develop, implement and maintain all financial functions and control procedures, incorporate company policies, develop annual budgets and long‑term forecasts with finance, review costs and expenses, track against budgets, and present monthly forecasts to General Manager.
  • Identify major maintenance and capital expenditure projects to support the centre’s LTEAP and maintenance schedule.
  • Continuously review facilities service processes for cost efficiencies and alignment with Westfield standards.

Compliance:

  • Monitor processes to ensure compliance with all service provider and manager checks, maintain audit readiness, ensure adherence to the Centre Health, Safety and Environmental Policy, manage ISO14001 and ISO45001 compliance, identify risks and workplace hazards, and develop solutions.
  • Manage continuous improvement to maintain certification compliance and work with local authorities.

Delivery of Better Places Certification and Compliance:

  • Deliver initiatives to meet Better Places goals.

Management & Team Leadership:

  • Provide clear guidance and management to direct reports, ensure staff comply with corporate policies and laws, maintain positive relationships with internal departments and tenants, provide training, drive alignment with the Westfield FM team, and coordinate with GM Commercial on all matters affecting energy management.

Essential Qualifications and Experience

  • Educated or experienced to NVQ level 6 in Facilities Management, Building Services, Estate Management or a related discipline is preferable.
  • Membership of a relevant professional body such as BIFM, CIBSE, RICS or IOSH.
  • Must hold a NEBOSH or IOSH accredited qualification in Health & Safety.
  • Engineering background with understanding of M&E, critical infrastructure, contract management, and PPM’s.
  • Experience developing a long‑term strategy to achieve net zero and energy reduction targets.
  • Detailed experience with CAFM and compliance software, facilities or estate management minimum 10 years, management of external suppliers and contractors, financial budgeting for capital and service charge expenditure, familiarity with ISO14001 and ISO45001, BREEAM, CREM and LEED, and facilities documentation including O&M manuals, drawings, engineer reports, compliance certificates and PPM planners.
  • Strong knowledge of building systems, maintenance practices and safety regulations, and a proven track record managing a large portfolio of buildings and facilities services at a senior level.
