We are seeking an experienced Senior Contracts Manager to lead and oversee a Minor Works division, delivering projects typically valued between £250 and £25,000. This role has a strong operational and leadership focus, managing void properties, works for property agents, and secure environments including MoD and police stations. You will be responsible for the performance, coordination and output of small teams and a direct labour workforce of up to 40 operatives, ensuring works are delivered safely, efficiently and to a consistently high standard.
The position suits someone comfortable operating in a fast-paced, high-volume environment, with the ability to manage multiple workstreams while maintaining strong control over quality, compliance and commercial performance.
Key Responsibilities:- Lead and manage a Minor Works team, overseeing multiple small-value projects concurrently (£250 - £25,000).
- Take full responsibility for works across void properties, managing agents, and public-sector / secure sites.
- Manage and coordinate direct labour teams of up to 40 operatives, including supervisors and trade staff.
- Plan, allocate and programme works to ensure delivery within agreed timescales and budgets.
- Oversee subcontractors where required, ensuring performance meets agreed SLAs and KPIs.
- Ensure all works comply with health & safety, regulatory and client requirements, particularly within sensitive environments.
- Monitor performance, productivity and quality, implementing improvements where necessary.
- Act as a key point of contact for internal stakeholders, clients and property managers.
- Provide accurate reporting on progress, performance and financials to senior management.
- Proven experience as a Contracts Manager / Senior Contracts Manager within construction, maintenance or minor works.
- Strong background delivering small works projects across multiple locations.
- Demonstrable experience managing small teams and large direct labour workforces.
- Experience working within voids, reactive / planned maintenance, or property services environments.
- Comfortable operating in secure or regulated sites such as MoD, police or similar.
- Strong organisational and leadership skills with the ability to manage high work volumes.
- Commercially aware with good understanding of cost control and project delivery.
- Confident communicator, able to engage operatives, subcontractors and clients effectively.
