The Senior Real Estate Manager plays a critical role in guiding global real estate activities to align with business objectives. The role manages all aspects of a significant portion of the global portfolio, including mergers and acquisitions (M&A), expansion, fit-outs, refurbishments, restructuring, entity incorporation, lease negotiations and execution, ensuring legal compliance, and efficient renewals and exits. We anticipate this individual will be organized, ready to lead, and enjoys being in the details with the team.

Responsibilities

  • Proactively participating in managing a large portion of the portfolio, valued at $82m annually across 116 global premises, with a focus on UK and EMEA locations.
  • Own UK and EMEA rollouts, act as an SME and on demand resource for other Asia and South American rollouts.
  • Responsible for securing new premises: negotiating leases with landlords, agents, and legal counsel through execution.
  • Negotiating commercial terms on behalf of the business.
  • Maintaining and tracking leases, ensuring tenant obligations are met.
  • Liaising with stakeholders throughout the transaction lifecycle.
  • Identifying alignment opportunities and implementing global office standards.
  • Coordinating legal correspondence for lease events and alterations.
  • Managing relationships with external advisors, including tender processes and broker contracts.
  • Coordinating dilapidations, contractor requirements, and landlord negotiations at exit.
  • Identify when external counterparts are required to augment internal skillsets around facilities management and builds.
  • Performing financial analysis and ensuring service provider deliverables.
  • Ensuring legal team engagement and final lease documentation.
  • Providing financial analysis for accounting on lease abstracts.
  • Ensuring finance understands lease structures (rent-free periods, abatements, contributions, expenses) for accurate accounting.
  • Monitoring and reporting global headcount, utilisation, and growth monthly.
  • Reviewing and approving rental invoices.
  • Leading annual global portfolio budget forecasting with stakeholders.

Fit‑out / Build‑out Project Management:

  • Delivering all new premises ($8–10 multi‑million fit‑outs annually).
  • Driving tender processes for contractors and architects.
  • Owning projects end‑to‑end: design, scope, budget, delivery, moves, and decommissioning.

Build contractor management:

  • Ensuring scope accuracy and competitive BOQs.
  • Ensuring on‑time, on‑budget delivery and issue resolution.
  • Overseeing design consistency with global standards.
  • Approving all change requests across build, design, and IT.

Project management oversight:

  • Managing external and internal (IT/EPMO) project managers.
  • Driving adherence to timelines and programme delivery.
  • Acting as subject matter expert across all project workstreams (Network, Telecoms, AV, Desktop, Architecture, Facilities).
  • Steering IT priorities and approving design or budget changes.
  • Ensuring all business units deliver their scope and resolving/escalating issues.
  • Ensuring effective move management (layouts, seating, furniture transitions).
  • Liaising with marketing to update office address information.
  • Collaborating with accounting to ensure accurate financial treatment of leases and projects.
  • Keeping stakeholders informed on progress, risks, costs, and timelines.

Qualifications

  • 10 years of experience in Real Estate Portfolio Management.
  • Excellent communication skills and business acumen.
  • Demonstrable experience in operations management.
  • Real estate portfolio management essential.
  • Evidenced experience in the full life cycle of a lease renewal / exit / dilaps / creation.
  • Legal acumen of commercial leasing; expansion, refurbishing, exiting essential.
  • Financial budgeting, forecasting, management and financial analysis essential.
  • Demonstrable working knowledge of IT Core Infrastructure teams.
  • Demonstrable experience of working with complex leases.
  • Extensive demonstrable experience with working on complex build projects.
  • Extensive demonstrable experience of working with Construction, design and build, project management and delivery of multi million pound projects.
  • Lease / general negotiation skills mandatory.

Education / Certification Requirements:

  • Bachelor's Degree.

Working Environment:

  • 4 days per week onsite, 1 day per week remote.
  • Ability to work extensively with ExCo including CEO and COO.
