We are seeking a proactive Asset Manager with knowledge of Buildings and Civils to join the asset management team at a busy rail company. This role places a strong emphasis on the effective management of station building fabric, civils structures, and associated assets, ensuring they are safe, compliant, and maintained to the highest standards. Your primary focus will be on the delivery of asset stewardship activities, including the development and maintenance of station asset management plans, oversight of maintenance and renewal works, and ensuring assets meet all regulatory and engineering requirements. You will also contribute to asset governance processes and support ISO 55001 Asset Management System compliance.
Key Responsibilities:
- Lead the application of asset management policy in relation to building fabric and civils assets, supporting the development and maintenance of the Station Asset Management Plan and related business planning activities.
- Monitor asset condition, performance, and compliance ensuring maintenance, renewal, and enhancement works meet all relevant technical, safety, and regulatory standards.
- Identify emerging trends and proactively address risks to prevent asset failures.
- Manage the delivery of civils and building-related projects, including preparing Business Opportunity Statements (BOS), coordinating landlords consent for third-party schemes, and ensuring high-quality handback and accurate asset data updates.
- Support inspections of building fabric, structural elements, drainage, and station facilities, while liaising with Network Rail, contractors, and third parties to maintain safe and functional station environments.
- Represent the asset management function in meetings, contributing technical insight relating to station structures, building integrity, and maintenance priorities.
- Provide operational support and cover, assisting the Asset System & Business Planning Manager, supporting the Safety Team, and acting as the point of contact for third-party schemes when required.
Required Skills and Experience:
- 5 years experience in Building Fabric or Civils asset management (ideally in the rail sector), with knowledge of technical, safety, and performance standards for stations and depots, and proven ability to support engineering activities, including preparing and managing business cases.
- A degree in either Civil Engineering or Building Surveying (BSc Hons).
- Qualified with a relevant institution (ICE/IStructE) or (RICS).
- Subject to a Right to Work check & DBS check for this position.
