We are seeking an experienced and proactive Property Manager to oversee the day-to-day operations of managed properties. As a Property Manager, you will collaborate within a small team, with the flexibility to work independently when needed. Your primary role will be to provide support to the lettings department and ensure tenant satisfaction. This role requires excellent communication, organizational, and problem-solving skills.

Key Responsibilities:

  • Property Operations: Oversee the daily operations of managed properties, ensuring they are well maintained and comply with relevant regulations. Coordinate maintenance and repairs, managing landlord relationships and service contracts. Conduct regular property inspections to identify issues and ensure safety and cleanliness.
  • Tenant Relations: Serve as the primary point of contact for tenants, addressing inquiries, concerns, and maintenance requests promptly and professionally. Manage tenant onboarding and lease renewals, conducting move-in and move-out inspections. Resolve tenant disputes and enforce lease terms in accordance with company policies and legal requirements.
  • Financial Management: Review and approve invoices, ensuring timely payment to vendors and contractors.
  • Administrative Duties: Maintain accurate property records, including leases, maintenance logs, and financial reports. Ensure compliance with all local, state, and federal regulations related to property management. Prepare regular reports on property performance and provide recommendations for improvement.

Qualifications and Requirements:

  • Proven experience as a Property Manager or in a similar role within the real estate industry.
  • Strong knowledge of property management best practices, landlord-tenant laws, and financial management.
  • Excellent communication and interpersonal skills, with the ability to build and maintain positive relationships with tenants, vendors, and team members.
  • Highly organized, with strong problem-solving abilities and attention to detail.
  • Proficiency in property management software and Microsoft Office.
  • ARLA qualification is preferred but not required.
  • UK Driving license.
