This is an exciting client-side opportunity to take ownership of a high-quality national portfolio, delivering refurbishment and development projects from initial scope through to completion. You will join a fully integrated property business, giving you exposure to the entire asset lifecycle and the opportunity to make commercially meaningful decisions rather than simply delivering isolated projects.
The projects include major CAT A refurbishments valued at up to £10 million.
Your responsibilities will include:
- Leading refurbishment, repair and development projects from inception through to completion and handover
- Managing project programmes, budgets and cashflows
- Acting as Contract Administrator and maintaining control of instructions, variations, notices, certificates and project records
- Preparing design, tender and contract documentation
- Managing procurement processes and contractor appointments
- Appointing and managing consultants, contractors and design teams
- Monitoring project risks, costs, progress and change
- Providing technical and commercial advice on defects, refurbishment strategies and asset-level decisions
- Conducting inspections and diagnosing building defects
- Supporting pre-acquisition technical due diligence
- Managing statutory requirements, including planning, Building Control, CDM and Party Wall matters
- Supporting tenant alterations, repairs, maintenance and dilapidations
- Negotiating dilapidations claims and settlements
- Working closely with Asset Management and Facilities Management teams
- Maintaining accurate, audit-ready construction and project documentation
- Communicating project risks, programme changes and budget updates to internal stakeholders
About you:
- Strong building surveying experience within commercial property
- At least two years' post-qualified experience
- MRICS status or an equivalent professional qualification, although this is desirable rather than essential
- Proven project delivery and contract administration experience
- Strong knowledge of commercial refurbishment and defect diagnosis
- Experience managing budgets, project costs and programmes
- A clear understanding of CDM, Building Regulations, planning and Party Wall legislation
- Confidence managing and challenging consultants and contractors
- Strong commercial judgement and attention to detail
- The ability to manage multiple projects simultaneously
