About the Company

Turner Property Recruitment are working in partnership with a well-established client-side property organisation with a significant residential portfolio across London. Due to continued growth, they are looking to appoint a Project Manager / Building Surveyor to support the delivery of refurbishment, maintenance, and capital works projects.

Role Overview

This role combines project management, building surveying, and technical advisory, supporting both internal teams and wider property/asset management functions. You will be responsible for delivering a range of planned and reactive works while providing technical expertise across the portfolio.

Key Responsibilities

  • Manage planned and reactive works including refurbishments, voids, and external repairs
  • Oversee works to façades, roofs, windows, and common parts
  • Procure contractors through tender processes and manage performance on site
  • Administer contracts (JCT), including valuations, variations, and certifications
  • Act as Contract Administrator across multiple projects
  • Conduct site inspections, monitor progress, and ensure quality/compliance
  • Manage project programmes, budgets, and risks

Technical & Advisory Duties:

  • Undertake defect diagnosis and produce technical reports/specifications
  • Advise on Party Wall matters, licences to alter, and lease compliance
  • Provide guidance on Building Regulations and CDM Regulations
  • Support asset management with lifecycle planning and capex strategy
  • Contribute to technical due diligence for acquisitions

Requirements

  • Experience in a Building Surveying or Project Management role
  • Background in residential or mixed-use property preferred
  • Strong understanding of building construction, defects, and refurbishment works
  • Experience administering JCT contracts
  • Ability to manage multiple projects simultaneously
  • Strong commercial awareness and cost control skills
  • Excellent communication skills, including report writing

Qualifications

  • Degree in Building Surveying or related discipline
  • MRICS desirable but not essential
