Turner Property Recruitment is delighted to be working with an established multidisciplinary property consultancy to appoint an experienced Building Surveyor at Senior Surveyor or Associate Director level.
This is an excellent opportunity for an ambitious MRICS Building Surveyor to join a growing Building Consultancy team with a strong pipeline of work across residential, mixed-use, commercial and higher-risk buildings.
The role offers significant autonomy, exposure to complex projects and the opportunity to work closely with experienced senior management, while playing an important role in the continued development of the Building Consultancy and Building Safety offering.
For the right individual, this is a role with genuine long-term progression potential. The successful candidate will be encouraged to develop their own client relationships, contribute to business development and take an active role in mentoring and developing more junior members of the team.
The Consultancy
Our client is an established multidisciplinary property consultancy with a strong reputation for delivering professional, comprehensive and forward-thinking advice to clients across the UK.
The business operates across Building Surveying, Project Management, Cost Consultancy, Development Monitoring and Building Safety & Compliance, providing clients with an integrated range of property and construction services.
The business has continued to grow through challenging market conditions and has invested significantly in expanding its multidisciplinary capability.
The culture is collaborative and entrepreneurial, with senior leadership maintaining direct involvement in projects and encouraging open communication across all levels of the business.
This provides an environment where experienced professionals can take genuine ownership of their work while benefiting from access to senior expertise and a broad range of complementary disciplines.
The Building Consultancy Team
The Building Consultancy team delivers a broad range of traditional Building Surveying services, with a particular strength in Project Management and Contract Administration.
The team's work has also expanded significantly through the growth of its Building Safety and Compliance capability, creating increasing demand for experienced Building Surveyors who can confidently deliver complex instructions with a high degree of autonomy.
Projects include private-sector residential and mixed-use developments, commercial and retail properties, refurbishment and remediation schemes and higher-risk buildings.
The successful candidate will work alongside senior management on larger and more complex instructions while taking ownership of their own projects and client relationships.
The Role
The appointment will be made at Senior Surveyor or Associate Director level, depending on experience, technical capability, commercial performance and leadership experience.
At Senior Surveyor level, you will be expected to manage your own workload with substantial autonomy, taking instructions from initial client brief and fee proposal through to project completion and billing.
At Associate Director level, you will take greater responsibility for complex instructions, lead project delivery through others and support the continued growth and management of the wider team.
Typical responsibilities
- Delivering Building Surveying instructions across a range of property types and project stages.
- Project Management and Contract Administration.
- Building surveys, technical due diligence, defect diagnosis and condition assessments.
- Preparation of specifications, schedules, reports and technical documentation.
- Supporting refurbishment, remediation and development projects.
- Providing Building Safety and compliance advice.
- Advising on dutyholder responsibilities under the Building Safety Act and Building Regulations.
- Supporting the preparation and coordination of information for higher-risk building projects.
- Liaising with clients, design teams, contractors, managing agents and other stakeholders.
- Supporting statutory submissions and engagement with relevant regulatory bodies.
- Acting as Principal Designer under CDM 2015 and/or Principal Designer under the Building Regulations 2010 where appropriately qualified and experienced.
- Chairing meetings, coordinating stakeholders and ensuring actions and decisions are clearly recorded.
- Identifying and managing technical, commercial and programme risks.
- Applying appropriate quality assurance and technical review procedures.
Commercial & Client Responsibility
Commercial awareness will be an important part of the role.
You will be expected to take responsibility for the financial performance of your instructions, including:
- Agreeing appropriate scopes and fees.
- Preparing fee proposals and tenders.
- Monitoring project time and profitability.
- Managing variations and additional services.
- Issuing invoices promptly.
- Supporting debt recovery where required.
- Contributing to workload planning and departmental targets.
You will also be expected to build strong, long-term client relationships and identify opportunities for repeat instructions and complementary services.
At Senior Surveyor level, we are looking for someone who can demonstrate the ability to develop existing client relationships, secure repeat work and begin building a network beyond their current employer.
At Associate Director level, we would expect a more established track record of generating a significant proportion of your own and your team's workload, developing new and repeat clients and identifying opportunities to cross-sell complementary services.
Building Safety & Higher-Risk Buildings
Building Safety is an increasingly important component of the team's workload.
The successful candidate will have strong knowledge of the regulatory environment and be comfortable working across both higher-risk and non-higher-risk building projects.
Your experience should include a strong understanding of:
- The Building Safety Act 2022.
- The Building Regulations 2010.
- The Building (Higher-Risk Buildings Procedures) (England) Regulations 2023.
- Dutyholder responsibilities.
- Building safety requirements and compliance.
- The requirements applicable to higher-risk building projects.
The team regularly undertakes Principal Designer responsibilities under both CDM 2015 and the Building Regulations 2010.
You will therefore need to understand the distinction between these roles and be able to demonstrate an appropriate level of technical and regulatory knowledge to deliver compliant, high-quality design coordination and advice.
People & Leadership
We are looking for someone who wants to contribute to the development of the wider team, rather than simply deliver their own projects.
You will act as a role model for less experienced colleagues, supporting their technical and professional development.
At Senior Surveyor level, this will include:
- Allocating appropriate tasks.
- Reviewing junior colleagues' work.
- Providing technical guidance and support.
- Helping colleagues achieve their professional and team objectives.
At Associate Director level, the role will typically include direct responsibility for at least one junior team member, including allocating work, monitoring performance and supporting their development and progression.
You will also contribute to the wider team strategy and help maintain the high standards of technical delivery expected by the business.
What We're Looking For
We are looking for an experienced MRICS Building Surveyor who is technically strong, commercially aware and motivated to progress.
As a guide, candidates should have a minimum of five years' post-qualification experience, although the level of appointment will ultimately depend on your experience and capability.
You should be able to demonstrate:
- MRICS qualification.
- Strong experience within Building Surveying.
- Experience across private-sector residential and mixed-use developments, including commercial and retail.
- Experience working with higher-risk buildings.
- Strong knowledge of the Building Safety Act 2022 and associated regulations.
- Experience of Project Management and/or Contract Administration.
- The ability to produce clear, concise and technically robust reports, specifications, schedules and correspondence.
- Confidence presenting recommendations and chairing meetings.
- Strong stakeholder-management skills.
- Experience coordinating clients, consultants, contractors, managing agents and other stakeholders.
- Commercial awareness and an understanding of project profitability.
- Experience managing your own workload with a high degree of autonomy.
- Strong Microsoft 365 skills and confidence using digital project, document and information-management systems.
- A structured approach to project records and information management.
Experience within the public sector and established public-sector relationships would also be welcomed, particularly where this could contribute to the future growth of the business.
Business Development
This is an opportunity for someone who wants to build a career and a client base.
You will be expected to contribute actively to business development and identify opportunities for both yourself and the wider consultancy.
This could include:
- Developing existing client relationships.
- Generating repeat instructions.
- Identifying opportunities for additional consultancy services.
- Building new client relationships.
- Contributing to tenders and fee proposals.
- Developing relationships within the residential, commercial and development sectors.
- Introducing opportunities that can be delivered collaboratively across the wider business.
Career Development
This is a business that places genuine emphasis on internal progression.
The successful candidate will have access to a clear progression framework and the opportunity to take on increasing levels of responsibility as their capability and client base develop.
There is scope to progress through the business into increasingly senior leadership positions, with previous members of the team having progressed from graduate-level positions through to Board-level roles.
For an ambitious Building Surveyor, this provides the opportunity to develop not only technically but also commercially and as a future business leader.
Working Arrangements & Benefits
The role will be predominantly based across Greater London, with some projects elsewhere in the South of England and occasional travel further afield as required.
Following successful completion of probation, the business operates a discretionary flexible-working arrangement which currently permits eligible employees to work from home for up to two days per week, subject to business and project requirements.
The wider benefits package includes:
- Competitive salary.
- Performance-related bonus scheme linked to individual billing.
- Business generation rewards for new client opportunities.
- Season-ticket loan.
- Group health insurance for eligible professional staff.
- Volunteering days.
- Professional training and development.
- Support for relevant professional registrations and ongoing CPD.
- Clear opportunities for progression and promotion.
Why Consider This Opportunity?
This is an opportunity to join a growing multidisciplinary consultancy at an exciting stage of its development.
The role offers the combination of:
- Complex and technically interesting Building Surveying work.
- Increasing exposure to Building Safety and higher-risk buildings.
- Significant autonomy over your project portfolio.
- Direct access to experienced senior management.
- The opportunity to develop and retain your own client relationships.
- Responsibility for mentoring and developing junior colleagues.
- A clear route towards greater commercial and leadership responsibility.
- A collaborative, entrepreneurial working environment.
- The opportunity to progress into senior leadership over the longer term.
For an ambitious MRICS Building Surveyor, particularly someone looking to make the transition into Associate Director-level responsibility, this represents an opportunity to have a meaningful impact on both project delivery and the continued growth of the business.
