We are seeking an Assistant Property Manager with Maintenance Knowledge, and a Valid Driver's License. In this role, you will act as the right hand to the Property Manager, supporting daily office operations, leasing, and tenant relations. Crucially, you will bridge the gap between management and our tenants by using your technical knowledge to assess work orders, inspect properties, and manage vendors effectively.

Company Vehicle Provided: To facilitate travel across our property portfolio, a company van and fuel card will be provided for business use. The ideal candidate must hold a valid, clean driver's license and will be strictly responsible for maintaining flawless usage and mileage logs.

Key Responsibilities

  • Maintenance Oversight & Field Operations
    • Perform regular property inspections (move-in, move-out, and preventative maintenance walks).
    • Troubleshoot and diagnose basic maintenance issues (plumbing, electrical, HVAC, appliance) on-site before dispatching vendors, saving time and costs.
    • Act as the primary liaison between the management and the maintenance crew/outside contractors.
    • Review, prioritize, and verify completion of tenant work orders.
  • Company Vehicle Stewardship & Logging
    • Maintain a comprehensive, up-to-date daily record of van usage, including accurate logs of mileage, destinations, purposes of travel, and fuel receipts.
    • Ensure the company vehicle is kept clean, organized, and scheduled for routine maintenance (oil changes, tire rotations, etc.).
    • Operate the company vehicle safely and strictly adhere to all traffic laws and company driving policies.
  • Property Keys Upkeep & Key Log Management
    • Maintain the absolute integrity of the daily Key Sign-Out Log, tracking every key issued to maintenance staff, outside contractors, or leasing agents.
    • Perform routine maintenance on property locks, lockboxes, and keyways (including regular dry lubrication and deadbolt alignment checks during unit turnovers).
    • Conduct weekly physical audits of the master key cabinet against the digital/physical logs to ensure zero missing keys.
  • Administration, Leasing, & Tenant Relations
    • Serve as a key point of contact for tenant inquiries, complaints, and lease renewals.
    • Assist with rent collection, processing notices for late payments, and preparing monthly financial reports.
    • Conduct property tours for prospective tenants and coordinate process for vacant units.

Qualifications & Requirements

  • Driver's License & Driving Record: Must hold a valid, current Driver’s License with an excellent, clean driving record. (A background check and driving record check will be conducted prior to employment).
  • Experience: 1–3 years of experience in property management, leasing, or a related real estate role.
  • Technical & Key Knowledge: At least 1–2 years of hands-on experience or deep familiarity with residential maintenance. Experience managing properties, keys, & logs.
  • Organizational Skills: Exceptional attention to detail, specifically regarding the accurate record-keeping required for the property key logs, company vehicle books, and tenant ledgers.
  • Software Skills: Proficiency with property management software and MS Office Suite.
