TT is looking for a Project Manager to join its Projects Team, supporting the Development & Disposals function across planning, disposals, demolition, due diligence and development activity. This is a new role to support the delivery of large-scale and exciting projects.
The successful candidate will be RICS qualified, with a track record in residential development project management, and will work closely with Senior Project Managers as they build ownership of their own projects.
They will be responsible for the technical and construction aspects of live schemes, from tendering technical surveys through to managing budgets, consultants and contracts, while supporting the wider team on planning, disposals and development activity nationwide.
- Deliver all technical and construction aspects of planning, disposals and development
- Negotiate and manage consultant appointments and construction contracts, in conjunction with the Commercial Manager
- Tender and interpret technical surveys and reports required throughout project delivery (e.g. geo-technical, acoustic, thermal)
- Support project teams and individuals throughout delivery, advising on programming, progress, cost, risk, change management and reporting
- Manage project budgets in conjunction with the Commercial Manager
- Ensure all collateral warranties and insurances are in place for each appointment and contract, alongside the Commercial Manager
- Assist the commercial team with commercial activities across planning, disposals and development projects
- Support the wider team in the disposal of commercial and residential property assets from portfolios nationwide
- Work closely with the Commercial Manager on consultant appointments, construction contracts and project budgets
- Collaborate with the wider Projects Team and Senior Project Managers across live schemes
- Support the Disposals team with due diligence across planning, disposals and development activity
- Liaise with external consultants, contractors, surveyors and solicitors throughout project delivery
- Provide accurate programme, cost, risk and progress reporting throughout project delivery
- Contribute to accurate record-keeping and data maintenance for all live projects
- Report to the Senior Project Manager, within the Projects Team led by the Projects Director and Head of Development
Requirements:
- RICS qualified, with an RICS-accredited undergraduate or postgraduate degree
- Residential new build and refurbishment experience, with a track record of managing projects, particularly residential
- A good knowledge of technical construction standards and detailing
- Good working knowledge of consultant and contractor agreements, e.g. Contractor or consultancy experience considered on equal merit
- A proactive and analytical mindset, with an interest in development and disposal projects
- Current knowledge of the commercial and residential property markets
- Ability to understand and interpret data and cashflows
- Willingness to travel to sites nationwide, as required
- Full driving licence
Salary: £50,000 - £65,000 depending on experience
