Based in Kingswood, this opportunity offers genuine career growth within a department known for its strong reputation, excellent client feedback, and long‑standing relationships with estate agents and developers across the South West.
This role is ideal for an ambitious Conveyancer who thrives in a client‑facing environment, enjoys building relationships through networking and business development, and is confident handling a varied New Build and residential caseload.
The Role
As a New Build Conveyancer, you will manage a broad range of fee‑earning responsibilities while working closely with both residential and commercial property specialists. Matters will include new build purchases, residential sales, plot sales, site acquisitions and related finance work.
Fee‑Earning Responsibilities
- Interviewing clients, taking instructions and maintaining comprehensive file notes.
- Managing file checklists and ensuring all compliance documentation is complete.
- Reviewing and analysing source of funds evidence for AML purposes.
- Issuing client care letters and preparing or reviewing contract packages.
- Raising enquiries and submitting appropriate searches.
- Drafting title, mortgage and search reports.
- Acting for mortgage lenders and managing lender requirements.
- Handling exchanges of contracts and preparing transfer deeds and leases.
- Completing matters in line with deadlines and managing post‑completion work promptly.
- Keeping clients updated regarding progress and costs.
- Maintaining strong technical knowledge of conveyancing law and practice.
- Checking all draft documents and giving undertakings in approved forms.
- Taking an active role in networking, marketing and business development activities.
- Participating in departmental and office meetings.
You may also be involved in development site acquisition and finance matters alongside the firm’s commercial property team.
Accounts & Compliance Responsibilities
- Preparing bills, completion statements and liaising with Accounts for approvals.
- Managing payments on account and requesting necessary cheques and TT instructions.
- Notifying Accounts of incoming funds and preparing TT requests for authorisation.
- Handling client monies in accordance with firm procedures.
- Requesting transfers between office and client accounts.
- Referring cheque or billing amendments to Partners and completing associated formalities.
