TSR Legal are delighted to be supporting a highly regarded, progressive Top 100 law firm in their search for a Completions & Post-Completion Assistant to join their established Residential Property team in Bath and Bristol. This is an excellent opportunity for an experienced legal administrator, conveyancing assistant or property professional looking to develop their career within a specialist South West Completions Team.
The role will play an integral part in ensuring residential property transactions progress smoothly through completion and post-completion, working closely with fee earners, clients, lenders, developers and external organisations. The successful candidate will join a collaborative and supportive team where accuracy, organisation and excellent client service are highly valued. Full training will be provided, making this an attractive opportunity for someone with a residential conveyancing background who is looking to specialise further in completions and post-completion work.
The Role
You will provide proactive and accurate support across a busy residential property caseload, ensuring completion deadlines are met and post-completion matters are progressed efficiently. Your responsibilities will include:
- Completion
- Preparing completion packs, completion statements and supporting documentation.
- Liaising with fee earners to ensure matters are ready for completion.
- Coordinating completion monies with lenders, developers, solicitors and other third parties.
- Processing completion funds and payments in line with internal procedures.
- Confirming legal completion and updating case management systems.
- Supporting plot sales, residential development and developer transactions.
- Managing completion-day enquiries and resolving issues promptly.
- Ensuring completion documentation is accurately recorded and filed.
- Post-Completion
- Preparing and submitting HM Land Registry applications, including AP1s and other relevant applications.
- Dealing with HM Land Registry requisitions and monitoring applications through to registration.
- Maintaining accurate post-completion diaries and ensuring priority periods and deadlines are met.
- Liaising with lenders following registration and providing registration documentation where required.
- Preparing and serving notices on landlords, management companies and estate management companies.
- Supporting new-build plot sales, transfers of part and estate documentation.
- Assisting with bulk Land Registry applications and registrations.
- Managing mortgage discharges, redemption documentation and retention matters.
- Supporting fee earners with file management and financial hygiene.
- Closing and archiving completed files in accordance with firm procedures.
