About the Opportunity

We are seeking a freelance, contract, or independent Building Surveyor to carry out a pragmatic, photo-led Schedule of Condition (SoC) of a student accommodation block in Ipswich. The goal is to capture a clear baseline record of the property’s condition prior to the upcoming academic cycle. The on-site data collection and reporting must be completed via GoReport, outputting a clean, structured Excel Schedule of Condition matching our template.

Scope & Level of Detail Required

  • Photo Density: Approximately 2–3 photos per room to document the general, typical condition.
  • Defect Recording: Capture significant defects by exception (no need to write long narrative paragraphs for elements in an expected/standard condition).
  • Areas of Inspection: Student bedrooms, communal areas, hallways, kitchens, and shared bathrooms.
  • Efficiency: Designed for a surveyor who can move efficiently through a standard layout, documenting faults logically using a mobile tablet on-site.

Technical Requirements

  • Software: Experience with and access to GoReport is essential for on-site data capture.
  • Deliverable: A successfully generated Excel Schedule of Condition exported from GoReport (aligned to the column mapping of our reference template).
  • Qualifications: Ideally MRICS/FRICS, or an experienced building surveyor with a strong background in dilapidations, commercial schedules of condition, or housing surveys.
  • Compliance: Must hold active Professional Indemnity and Public Liability insurance.
