As an Assistant Property Manager, you will oversee and manage a shared portfolio of residential properties, ensuring smooth operation, tenant satisfaction, and regulatory compliance. You will be involved in all aspects of property management, including maintenance, budgeting, and tenant/landlord relations.
Key Responsibilities
- Oversee day-to-day operations of multiple residential properties, ensuring they are well maintained and operating efficiently.
- Maintain positive relationships with tenants and landlords, promptly addressing any concerns or issues.
- Select, manage, and maintain relationships with vendors, contractors, and service providers to ensure efficient operation of the properties.
- Respond to maintenance issues as they arise, instruct appropriate contractors, manage and schedule regular maintenance and repairs, ensure all work is completed on time and maintain high standards of quality.
- Carry out property visits as required and oversee mid-term inspections, queries and follow up.
- Oversee rent collection, ensure timely payments, address late payments, prepare and manage property reports, ensure ongoing rent guarantees and oversee claims.
- Ensure that properties comply with all statutory regulations.
- Manage renewals and terminations, including arranging final property inspections and move-out processes, deposit dilapidations and disputes.
Qualifications
- Relevant experience in residential property management or lettings;
- Strong organizational and communication skills;
- Knowledge of statutory regulations and maintenance regulations;
- Ability to manage contractors and budgets.
