A leading Design & Build contractor specialising in commercial workplace fit-out and refurbishment for occupiers and landlords. Bringing together in-house design and delivery expertise, the business creates distinctive, functional offices with an emphasis on collaboration, quality and the client experience.
THE ROLE
We are seeking a Technical Services Manager to lead the MEP elements of commercial office fit-out and refurbishment projects in London, from initial pre-construction through to commissioning and handover.
You will work closely with in-house designers, pre-construction teams, Project Managers and commercial colleagues to develop coordinated building services solutions that support the design vision and meet the client’s operational needs. You will take ownership of technical coordination and specialist subcontractor delivery, ensuring MEP packages are completed safely, on programme, within budget and to a high standard.
The ideal candidate will have a mechanical or electrical background, a sound understanding of both disciplines and experience delivering MEP packages within the commercial fit out sector. You will be comfortable contributing during pre-construction, managing multiple project priorities and building effective relationships with clients, consultants and specialist subcontractors.
DUTIES AND RESPONSIBILITIES
- Lead the MEP elements of CAT A and CAT B workplace fit-outs and refurbishments from pre-construction through to commissioning and handover.
- Review client briefs, surveys, existing services and tender information to establish MEP requirements, design responsibilities and technical risks.
- Work with in-house designers, consultants and specialist subcontractors to integrate MEP services with the interior design, resolving clashes while maintaining design intent and access for maintenance.
- Support pre-construction with MEP budgets, scope development, subcontractor tender reviews, procurement and value engineering.
- Manage specialist subcontractors, reviewing their programmes, resources, health and safety documentation, workmanship and progress on site.
- Plan MEP procurement, installation sequences, shutdowns and connections around the construction programme, landlord approvals and any live building constraints.
- Review technical submittals and coordinated drawings, managing design queries and approvals with the relevant parties.
- Inspect installations, monitor compliance with specifications and applicable requirements, and ensure quality issues and defects are resolved promptly.
- Work with the commercial team to monitor MEP costs, assess changes and maintain clear records of variations and their impact.
- Attend client, design and progress meetings, explaining technical matters clearly and reporting on programme, procurement and delivery risks.
- Manage testing, commissioning and integrated systems testing where required, including witnessing, client demonstrations and completion of outstanding items.
- Ensure O&M manuals, record drawings, certificates and user training are completed, supporting a smooth handover and resolution of defects.
