CLIENT: Our client is a well-established London-based construction specialist with over a decade of experience delivering high-end fit-out and refurbishment projects across the commercial sector. Renowned for taking on some of the capital’s most technically challenging schemes, their portfolio includes structural modifications, basement construction, façade retention and complex cut-and-carve projects, with values reaching up to £50M. Due to continued growth and a strong pipeline of secured work, they are now looking to appoint an experienced Preconstruction Manager to join the team.

THE ROLE

The Preconstruction Manager will be responsible for leading and managing all activities during the preconstruction phase of our projects, from initial client engagement through to contract award and handover to the delivery team. You’ll play a key role in shaping projects, working closely with clients, consultants and internal teams to ensure schemes are commercially viable, technically robust and deliverable.

DUTIES & RESPONSIBILITIES:

  • Lead the preconstruction process from initial enquiry through to handover
  • Review client briefs, drawings and specifications to define project scope
  • Manage tenders, bids and negotiated opportunities
  • Work closely with estimating, design and commercial teams
  • Engage with consultants, architects and supply chain partners
  • Drive value engineering and buildability input
  • Develop cost plans, programmes and procurement strategies
  • Identify risks and opportunities early in the lifecycle
  • Support and lead client presentations and meetings
