Lead a Landmark Property Transformation Programme

Our client is a prestigious professional membership organisation based in the heart of London. They are embarking on a significant property transformation programme that will shape the future of the organisation for years to come. This is a rare opportunity to lead the sale of a landmark London property, identify and secure a new headquarters, and oversee the complete transition into a modern, future focused working environment.

Reporting to senior leadership and working closely with Trustees, Advisors and key stakeholders, you will take ownership of the entire project lifecycle, ensuring the successful delivery of one of the organisation's most important strategic initiatives.

This role requires an experienced Project Manager with exceptional stakeholder management skills, strong commercial awareness and a proven track record of delivering complex property or organisational change projects.

As the Project Manager, you will:

  • Lead the End to End Property Transition Project
  • Manage the full lifecycle of the property transition programme from pre sale preparation through to relocation and post occupancy review.
  • Develop and maintain comprehensive project plans, timelines, risk registers and governance frameworks.
  • Manage the relationship with the organisation's appointed Property Advisor and wider project team.
  • Ensure delivery remains aligned to strategic objectives, operational requirements and long term financial sustainability.

Manage the Sale of the Existing London Headquarters

  • Coordinate the sale process for the organisation's current London premises.
  • Work alongside Property Advisors, solicitors and trustees to manage valuations, surveys, due diligence and marketing activities.
  • Ensure compliance with charity legislation and governance requirements relating to property disposal.
  • Produce financial models and options appraisals to support decision making.

Lead the Search and Acquisition of New Premises

  • Define accommodation requirements based on operational needs, accessibility requirements, member expectations and future growth plans.
  • Coordinate market searches, property assessments, site visits and feasibility studies.
  • Manage negotiations with landlords, vendors, agents and professional advisors.
  • Ensure proposed properties meet all regulatory, accessibility and operational requirements.

Oversee Design, Fit Out and Relocation

  • Lead the design and fit out process to create a modern and effective working environment.
  • Coordinate compliance requirements including fire safety, accessibility, planning and building regulations.
  • Manage the relocation programme, ensuring minimal disruption to colleagues, members and services.
  • Oversee post occupancy reviews and project evaluation activities.

Financial and Commercial Management

  • Develop and manage project budgets, cashflow forecasts and capital expenditure plans.
  • Monitor costs, procurement activities and contractor performance.
  • Provide regular financial reporting and project updates to senior leadership and trustees.
  • Ensure value for money and effective commercial decision making throughout the project lifecycle.

Stakeholder, Governance and Communications Management

  • Act as the central point of coordination between advisors, trustees, contractors, consultants and internal teams.
  • Prepare board papers, reports, risk registers and recommendations for senior stakeholders.
  • Lead engagement activities with colleagues, members and stakeholders throughout the transition.
  • Coordinate internal and external communications to ensure stakeholders remain informed and engaged.

Risk, Compliance and Sustainability

  • Identify and manage project risks across legal, financial, operational and reputational areas.
  • Ensure compliance with charity law, health and safety legislation, property regulations and governance requirements.
  • Embed sustainability considerations into property selection, design and fit out decisions.
  • Maintain effective project controls and assurance processes throughout delivery.

What we're looking for:

  • Proven experience delivering complex property, estates, workplace transformation or relocation projects.
  • Strong project management expertise with the ability to manage multiple workstreams and stakeholders.
  • Experience overseeing property acquisitions, disposals, fit out projects or major organisational moves.
  • Excellent commercial, financial and risk management skills.
  • Experience preparing reports and presenting recommendations to senior leaders, boards or trustees.
  • Outstanding stakeholder management and communication skills.
  • Ability to operate confidently within a complex, high profile and highly regulated environment.
  • Knowledge of charity governance, property transactions or membership organisations would be advantageous.
