What is an inventory with Check-in:
If you want to make sure your tenant is presented with the inventory report and all documents are signed, you should book the combined Inventory and Check-in. This means we will create the inventory report on the day the tenant wants to move in, which will be the most accurate report to reflect existing conditions right at the time of moving in.
Usually, we will visit the property 2-3 hours ahead of the moving in time. By the time the tenant arrives, our inventory clerk will be ready to hand over the keys, check alarms, show meters, and go through the inventory together with the tenant.
The main purpose of having a Check In is to ensure the tenancy starts on the right foot and that all parties feel positive about this. The tenant will have the opportunity to type in comments, upload new photos, and sign the report once the procedures are complete.

- Meter readings recorded on the day
- List location of the stopcock
- Listing appliance manuals
- Alarms tested for function and expiry
- Fit for human habitation report included

How to book an inventory:
You don’t have to check for availability, just click here to book your property and we will allocate an inventory clerk at the scheduled date. We will contact you once we receive your order.
How you receive the report:
We will email you a detailed written report with high-quality photographs in 3 hours. If you provide us with the tenants or any other party’s email, they will also receive a copy instantly.
The check-in is not compulsory, but it gives added security should it go to any dispute over the tenancy deposit when the tenants move out. With us, everything is done then and there; you don’t have to leave it to the tenants to check and sign.
Can you check the tenant’s Right to Rent documents?
Absolutely, on behalf of the landlord, our inventory clerk can check that any tenant and all other occupants aged 18 or over living in the property have the right to live in the United Kingdom and will check and register photocopies of their documents.
