Are you a Senior Property Manager or Estate Manager who wants to own one landmark development rather than juggle a large portfolio?
We're recruiting on behalf of one of London's leading prime residential managing agents for a Senior Property Manager. You'll take strategic and operational ownership of a flagship super-prime development by the River Thames: a high-rise scheme with over 700 completed homes, plus extensive mixed-use commercial space, retail and premium resident amenities. A further phase is due to come online from 2027, bringing new mobilisation and set-up work.
This is a dedicated, single-site role. You'll be the senior property management lead on the development, working closely with an experienced on-site General Manager, a facilities team and specialist compliance, finance and client services colleagues.
THE ROLE
Make sure the development complies with health and safety, fire safety and Building Safety Act 2022 requirements, and plan ahead for regulatory change (LTA, RICS, LAFRA, Ofgem, HNTAS).
Lead on Section 20 consultations, Section 20B notices and major works planning.
Manage utilities across electricity, gas, water and communal heating, including heat network compliance, metering, billing and cost recovery. Get to the root cause of issues and resolve them.
Oversee service charge budgets, monthly financial reviews, variance management, accurate demands and long-term capex planning.
Specify, tender and performance-manage contractors and PPM contracts, keeping records on Dwellant and the Golden Thread.
Produce and present monthly, quarterly and annual KPI, financial and performance reports.
Develop quarterly improvement plans that add value and efficiency.
Build strong, trusted relationships with the client, freeholder, resident management companies, contractors and internal teams.
There's no direct line management. The on-site operational teams are managed locally, so you can focus on strategy, compliance, finance and stakeholder relationships instead of rotas and HR.
ABOUT YOU
Senior experience in residential property or block management, ideally on large, high-rise, prime or super-prime developments.
TPI Level 3, with the drive to reach Level 4 within 12 months (fully funded).
IOSH Managing Safely or equivalent.
Strong working knowledge of landlord and tenant legislation, Section 20, the Building Safety Act 2022, Ofgem and HNTAS.
Experience managing service charge budgets and high-value management contracts.
A proactive communicator who owns their work, delivers on time and keeps stakeholders informed before they need to ask.
Confident and diplomatic with senior stakeholders, and able to influence without formal authority.
Strategic and solutions-focused, always looking for better ways of doing things.
Desirable: NEBOSH, AssocRICS/MRICS, MTPI, MCIPS, heat network or communal utilities experience, and new-build or mobilisation experience.
