Working Arrangements: Attendance in the office in Worthing on Mondays, Wednesdays and usually one other day.

We are seeking an experienced Senior Asset Manager to join a dynamic Property and Investment Team in Worthing. The successful candidate must hold RICS qualification (MRICS) and have strong commercial property experience.

This is an excellent opportunity to play a key role in delivering the Council’s Commercial Property Investment Strategy and Property Asset Management Strategy, supporting the wider priorities of the Place & Economy Directorate.

The investment portfolio is interesting and diverse, covering properties across the South of England, Midlands and North, with the local portfolio including seafront leisure, retail, ground leases, offices, land, community and charity properties, alongside a limited industrial portfolio.

The Role

As Senior Asset Manager, you will work closely with Property and Investment Managers to provide high-quality asset management and development support. You will manage an interesting and varied caseload, attend meetings and events, liaise with internal and external stakeholders, and lead or support a range of strategic property projects.

Key responsibilities will include:

  • Managing a diverse commercial property portfolio and associated landlord and tenant matters.
  • Supporting disposals, acquisitions and wider estate administration.
  • Undertaking property investment analysis, including DCF and other financial/property analysis.
  • Managing tenant relationships and resolving complex property issues.
  • Instructing and managing external consultants and professional advisers.
  • Preparing clear, concise and accurate reports for committees and senior stakeholders.
  • Attending meetings with partners, colleagues and Councillors.
  • Supporting the delivery of the Council’s Commercial Property Investment and Property Asset Management Strategies.
  • Leading or contributing to a range of property and development projects.
  • Maintaining accurate records and ensuring effective management of the property caseload.
  • Identifying opportunities and providing sound commercial and strategic property advice.

About You

You will be an experienced commercial property professional with MRICS qualification and a strong background in asset management. You will have excellent analytical skills and the ability to understand strategic objectives while effectively managing a busy and varied caseload.

We are looking for someone who is:

  • Experienced in commercial/non-residential property asset management.
  • Strong across landlord and tenant matters, disposals and estate management.
  • Comfortable undertaking DCF and other property/investment analysis.
  • Able to produce succinct, accurate and high-quality committee reports.
  • Highly organised, with excellent time-management and record-keeping skills.
  • Confident dealing with tenants, consultants, partners, colleagues and Councillors.
  • Commercially minded, analytical and solutions-focused.
  • Personable, collaborative and able to work effectively within an energetic and skilled team.

Location Requirement

Local knowledge and proximity to the client are important for this role. The successful candidate must be able to attend the Worthing office for hybrid working dats and should ideally already be based within the South Coast area.

Applications from candidates who are London-based or whose experience is predominantly London-focused are unlikely to be suitable. We are specifically looking for someone with a strong understanding of the South Coast/local property market.

Local Authority experience is not essential, although candidates with a combination of local authority and private sector commercial property experience would be particularly attractive.

This is a commercial, non-residential asset management position and is not a maintenance or facilities management role.
