Are you an experienced senior property professional with a passion for building strategic partnerships and delivering exceptional housing services? A national housing association are recruiting an experienced Property Operations Manager to join a leading housing provider on an initial 6-month contract. This is a fantastic opportunity to play a pivotal role in shaping the delivery of responsive repairs, planned investment, major works, voids and estate services while developing long-term, high-performing contractor partnerships.
The Role
Reporting to the Assistant Director of Responsive Repairs & Capital Investment, you will provide operational leadership across a regional portfolio, ensuring high-quality, customer-focused services are delivered safely, efficiently and in line with organisational objectives. You will lead a team of Partnering Surveyors while working collaboratively with contractors, residents and senior stakeholders to drive service excellence, value for money and continuous improvement.
Key Responsibilities
- Lead the regional delivery of planned investment, major works, responsive repairs, voids and estate services.
- Build and maintain long-term strategic partnerships with key contractors and supply chain partners.
- Drive contractor performance through effective contract management, KPI monitoring and continuous improvement.
- Champion customer-focused service delivery, ensuring residents remain at the heart of decision making.
- Embed organisational values across all partnership arrangements.
- Develop innovative ways of working to improve efficiency, reduce costs and maximise social value.
- Support procurement, mobilisation and ongoing performance management of new contractors.
- Manage regional budgets and ensure services are delivered within agreed financial parameters.
- Ensure full compliance with statutory, contractual and regulatory requirements.
- Produce performance reports and strategic insights for senior leadership.
About You
We're looking for someone who can demonstrate:
- Extensive experience managing strategic contractor partnerships within social housing.
- Strong knowledge of responsive repairs, planned maintenance, major works and voids.
- Experience leading geographically dispersed surveying or operational teams.
- Excellent stakeholder management skills with the ability to influence at all levels.
- Experience managing large operational budgets and driving value for money.
- Knowledge of construction contracts, building defects, housing maintenance and compliance.
- A proven track record of delivering service improvements, innovation and customer satisfaction.
- HND (or equivalent) in Construction, Building Surveying, Property, Housing or a related discipline.
- Full UK Driving Licence.
