Our client is the asset and estate management arm of an entrepreneurial real estate investor and developer with a vision for transforming assets. They are seeking an experienced Financial Controller on a 12-month contract basis.
The Financial Controller will conduct detailed reviews of tenant obligations under the leases and management agreements, focusing on establishing processes to ensure all outsourced partners are aware of their reporting responsibilities and are accountable for delivery. This is a commercially focused role and will require strong interpersonal skills to build strong working relationships with partners and monitor their performance.
Responsibilities:
- Strategic Responsibilities: Providing direction and guidance on accounting treatment to the Outsource Partners at the PropCo and OpCo level. Implementing and maintaining appropriate controls and processes to ensure that financial information is reliable and fits the needs of the business. Contributing to finance systems implementation, with a focus on efficiency and automation.
- Operational Duties: Overall responsibility for reviewing financial information across the partner companies ensuring that the information is robust, timely and subject to appropriate internal review. Monitoring, reviewing and reporting on the financial performance of the estate operating businesses, maintaining close contact with the finance teams of each business. Supporting the investors in their asset management activities and management in the scheme. Assisting in corporate accounting, tax and relationship with auditors. Ensuring delivery of accurate management accounts, VAT/CIS returns and outsourced services are provided on a timely basis and comply with statutory deadlines.
- Engagement and Communication: Working collaboratively with operational management teams throughout the year to review performance against budget and developing/setting annual budgets. Constantly developing improvements in quality of information and working practices, within the organisation and with the outsource partners.
- Reporting and Evaluation: Developing internal management reporting to enable improved analysis of business performance and ensuring suitable financial information is available to the operational team. Quarterly segmenting management accounts in accordance with relevant timetables to operational management, group finance, commercial finance and external auditors. Delivering the annual audits within the required timeframe including managing the relationships with the external auditors. Reviewing operational budget variance analysis, partnering with the operations teams on the preparation, delivery and timeliness of variance commentary.
- Team Management and Leadership: Assisting in the management of a small finance team to run the estate rent and service charge demands, credit control and purchase ledger management.
Skills and Requirements:
- Ideally ACCA/ACA/CIMA qualified with proven and relevant Commercial Property, Estate/Shopping Centre/Venue Finance experience over a number of years.
- Must have experience with reading complex leases and partner management agreements.
- Understanding the complexities of managing mixed-use properties and venues.
- Experience of leading and coaching a small team.
- Proven ability to implement internal controls and processes through the use of technology.
- Very organised with exceptional time management skills.
- Strong attention to detail, must be able to take ownership of tasks and responsibility for work produced.
- Experience of working and communicating with a range of stakeholders.
- This is a start-up environment and so a self-starter with the ability to drive change and bring energy and passion for what they do.
- Experience with Yardi/MRI Qube or similar would be an advantage but is not essential.
