Commercial Property Manager – OUR CLIENT is a well-funded and ambitious property owner and investor, active across the UK commercial real estate sector and continuing to seek acquisitions ranging from single assets to large portfolios. As they grow and prepare for potential distressed opportunities, they are now seeking an experienced, professionally qualified Commercial Property Manager to take ownership of a varied portfolio. This role is 5 days in London (with occasional travel) and involves close coordination with Asset Management, Property Management, and Finance teams to optimise cash flow and ensure strong tenant relationships. The salary offered is competitive but will be commensurate with qualification and experience.
THE ROLE: You will be responsible for the day-to-day management of the property, in line with the strategy outlined by your Asset Manager and the main duties are as follows:
- Manage a portfolio of commercial assets, acting as the key link between Asset Managers, FM teams, and Operational Finance.
- Lead on tenant relationship management, lease compliance, and day-to-day landlord/tenant matters.
- Oversee rent collection, credit control, and service charge budgeting with support from finance teams.
- Support leasing activity, property inspections, and ensure assets are always in a market-ready condition.
- Coordinate tenant applications, ensuring value-add opportunities are explored in line with portfolio strategy.
- Ensure statutory compliance, health & safety standards, and robust ESG reporting across the portfolio.
- Review and challenge supplier contracts to drive service charge efficiency and cost control.
- Mentor junior team members and contribute to overall process improvement within the property function.
THE PERSON and SKILLS requirements for Commercial Property Manager:
- RICS qualified, ideally with 4–5 years PQE in commercial property management.
- Strong knowledge of lease terms, service charge management, and landlord/tenant obligations.
- Proven experience managing office, retail, or mixed-use commercial assets.
- Solid understanding of service charge budgeting, supplier procurement, and compliance.
- Confident in managing tenant relationships and resolving day-to-day issues.
- Strong financial literacy and ability to support asset-level financial reporting.
- Effective collaborator across asset management, FM, and finance functions.
- Familiar with property management systems (e.g. MRI, Yardi, Qube).
- Organised, proactive, and capable of managing multi-site portfolios and meeting KPIs.
- Excellent communication and stakeholder management skills.
