About the role
We’re looking for a commercially aware, customer-focused Voids and Repairs Contract Manager to lead our responsive repairs and voids service.
In this key leadership role, you’ll take charge of property turnaround times, contract management, and service quality across our housing stock. Working closely with contractors, internal teams, and residents, you’ll reduce rent loss, maintain compliance, manage budgets, and deliver a high-performing, resident-centred service.
What you’ll be doing
Key Responsibilities
- Minimise void turnaround times to reduce rental income loss.
- Lead, motivate, and performance-manage in-house teams and external contractors.
- Monitor and manage repair budgets, reforecasting as needed.
- Uphold and enforce health and safety compliance.
- Conduct inspections, audits, and quality control checks.
- Engage with tenants to clearly communicate repair timelines and manage expectations.
- Embed a customer-first culture across the repairs and voids service.
- Promote sustainable practices and efficient resource use.
- Analyse data to drive service improvements and meet performance targets.
- Support staff development through coaching, training, and mentorship.
Who we’re looking for?
- Experience in a similar role within social housing or the property sector.
- Strong knowledge of repairs, maintenance, and void property management
- Commercially astute, with proven experience managing contracts and budgets.
- A customer-focused approach with excellent communication skills
- Proven ability to manage teams and drive performance improvement.
- Understanding of health and safety, compliance, and quality standards
- Familiarity with NatFed Schedule of Rates (Version 8) is desirable.
- Confident in using data and digital systems to inform decisions.
- Able to identify and implement continuous improvement opportunities.
