About the Role

We are seeking an exceptional Project Director to lead a major high-volume residential development in London. This is a pivotal opportunity for a dynamic leader with a proven track record delivering large-scale residential schemes in the capital. You will take full responsibility for driving project strategy, performance, delivery, and stakeholder management from pre-construction through to handover.

Key Responsibilities

• Lead the full lifecycle delivery of a complex, high-density residential scheme in London.
• Oversee project teams, subcontractors, and consultants to ensure exceptional quality, safety, and programme performance.
• Manage budgets, forecasts, procurement strategies, and cost control in line with commercial targets.
• Work closely with planning, design, and technical teams to maintain project vision and compliance.
• Engage with local authorities, community groups, and key stakeholders to ensure smooth project progression.
• Implement robust risk, quality, and safety management processes.
• Provide strong leadership to inspire high performance and a collaborative culture across the project.

Experience & Requirements

• Demonstrable experience delivering high-volume residential developments in London is essential.
• Strong understanding of London-specific planning, building regulations, logistics, and delivery challenges.
• Proven leadership experience at Senior Project Manager or Project Director level within a main contractor or residential developer.
• Excellent commercial awareness, negotiation skills, and technical expertise.
• Strong communication and stakeholder management capability.
• Ability to thrive in a fast-paced, complex environment.
