Job Description
Position Summary
We are seeking a reliable, customer-focused Maintenance Technician to join our team.
The ideal candidate will be responsible for maintaining the overall appearance, functionality, and safety of the apartment community while providing exceptional service to our residents.
This position requires strong troubleshooting skills, attention to detail, and the ability to complete maintenance requests efficiently.
Essential Responsibilities
- Complete resident service requests in a timely and professional manner.
- Perform preventive maintenance on building systems and equipment.
- Prepare vacant apartments for new residents, including painting, drywall repair, appliance installation, and general repairs.
- Troubleshoot and repair plumbing, electrical, HVAC, appliances, doors, locks, and lighting fixtures.
- Maintain the property's common areas, amenities, grounds, and building exteriors.
- Perform routine inspections to identify maintenance needs and safety concerns.
- Respond to emergency maintenance calls, including participation in an on‑call rotation.
- Ensure compliance with company policies, OSHA standards, and all applicable local, state, and federal regulations.
- Maintain accurate records of completed work orders and preventive maintenance activities.
- Assist with vendor coordination and special projects as assigned.
- Provide outstanding customer service by communicating professionally with residents and team members.
Qualifications
- High school diploma or equivalent required.
- Minimum of 2 years of apartment maintenance or related maintenance experience preferred.

- Drywall and painting
- EPA Universal or Type II Certification preferred (or ability to obtain within required timeframe).
- HVAC certification is a plus.
- Ability to read and interpret work orders and maintenance manuals.
- Strong problem‑solving and organizational skills.
- Excellent customer service and communication skills.
Physical Requirements
- Ability to lift up to 75 pounds.
- Frequently stand, walk, bend, kneel, climb ladders, and work in confined spaces.
- Ability to work indoors and outdoors in various weather conditions.
- Ability to respond to after‑hours emergencies as part of the on‑call schedule.
