Toolstation, part of Travis Perkins plc, are now hiring for an exceptional Property Acquisitions Manager to join our Finance & Property team and play a pivotal role in driving our physical store growth and commercial footprint.
You will serve as the strategic link between Toolstation's ambitious expansion goals and real world commercial property markets. You will act as a proactive site hunter who gets out into the field to canvas, negotiate and secure prime retail locations across the UK. Working Pattern & LocationLocation Flexibility: Flexible working, with expectation to be on the road viewing locations or within one of our offices 3 days per week.
Travel Requirements: Requires regular travel across your assigned patch to canvas locations, meet landlords and assess potential sites. Suitable candidates must hold a full UK driving licence.
The OpportunityAs Property Acquisitions Manager, reporting directly to the Group Property Director, you will take full ownership of driving brand growth and profitability by identifying, negotiating and securing physical store locations.
What You'll Be DoingSite Sourcing & Pipeline Management: Proactively searching and canvassing target areas to identify and secure optimal new retail sites for Toolstation across the UK.End-to-End Acquisition Management: Leading the complete acquisition journey from initial site identification, footfall appraisal and commercial evaluation to Heads of Terms and legal completion.
Commercial & Financial Appraisals: Evaluating demographics, competitor presence, total occupancy costs (rent, rates, service charges) and projected store turnover to build robust investment cases.
Lease Negotiation: Pushing for favorable commercial terms, lease lengths, rent review clauses and landlord incentives such as rent free periods.
Board Presentations: Confidently presenting property business cases and financial appraisals to board level executives for investment sign off.
Network & Stakeholder Building: Maintaining active, trusted relationships with landlords, developers and commercial property agents while collaborating seamlessly with internal legal, finance and operations teams. Planning & Project Execution: Supporting planning considerations and navigating project lifecycles to ensure new store openings stay on schedule.
About YouEssentialCurrently working within commercial property, agency, in-house operator, or development roles.
Proven track record in property acquisitions, site sourcing and commercial lease negotiation.
Demonstrated capability to manage the full acquisitions lifecycle from site identification through to legal completion.
Good understanding of commercial lease structures, occupancy costs and risk calculation.
Comfortable managing multiple live transactions simultaneously in a high-velocity retail environment. Established, active network of commercial agents, landlords and developers.
Full UK driving licence and willingness to travel regularly.
We'd Particularly Like to SeePrior experience delivering rapid site acquisition programmes for high-street, trade-counter, or retail operators.
Strong presentation skills with experience seeking board-level sign-off for real estate investments.
