Job overview: ESTH Trust are looking for Band 5 Estates Mechanical Technicians to work in Property Estates team at a Band 5 - 37.5 hours a week. This role will be based at St Helier Hospital but the successful candidate may be asked to work trust-wide across Epsom, ST Helier Hospitals, Sutton Healthcare and Surrey Downs. The duties include highly complex fault finding and maintenance on all aspects of engineering plant and equipment throughout the Trust. They must be carried out within stringent timescales and within statutory guidelines, participate in the out of hours call system and maintain day to day contact with internal and external stakeholders regarding sensitive, complex and confidential issues.
Main duties of the job:
- Conduct planned preventive maintenance (PPM) and reactive tasks
- Fault find on complex mechanical systems
- Assist and escort contractors
- Manage personal jobs on the CAFM via PDA
- Be part of the on-call rota
- Support mechanical system shutdowns and isolations
Technical:
- Carry out planned preventive maintenance of Calorifiers, Heat Exchangers, and pumpsets
- Identify and rectify faults of high/medium/low pressurised Heating and Domestic Hot Water Systems including boiler resets
- Fault find on complex Air Handling Units and Refrigeration Plant and carry out regular planned preventive maintenance when required
- Find and rectify faults on Medical Gas equipment, including replacement of O-rings/washers, and work on live systems when supervised
- Operate Building Management Systems and interrogate programmes and change parameters when required
- Carry out tap and TMV maintenance when required, including cleaning, disinfections and temperature setting
- Install plumbing goods, toilets, sinks, macerators, point of use water heaters
Leadership or managerial:
- Mentor junior members and apprentices
- Host contractors, internal and external stakeholders
Information and reporting:
- Responsible for CAFM information upkeep as part of the local team
- Investigate incidents and report back into the management structure
- Produce engineering reports where requested for safety groups and trust committees
Technology or system support:
- Be conversant with the CAFM via handheld PDA system
- Be conversant with BMS and Bold systems
Communications and Engagement:
- Provide and receive complex information to managers and end users
- Provide and receive highly complex, sensitive or contentious information
- Communicate technical project related information with other professionals, both internal and external personnel, including senior managers, directors, to ensure that work undertaken conforms to all statutory and HTM requirements
General responsibilities:
- Take part in the estates callout roster
- Support the department and organisation by carrying out any other duties that reasonably fit within the broad scope of a job of this grade and type of work
- Assist visitors, patients and staff during incidental contact
- When required assist in grievances and disciplinary issues
Qualifications:
- C&G, NVQ or similar in a mechanical discipline
- CPD in line management
- HNC/HND in an engineering discipline
- Competent person in specialist subject such as safe water
- Time served apprenticeship
Experience:
- Experience of working with advanced plumbing and/or mechanical systems
- Fault finding on mechanical with skills to isolate, keep running and fully repair
- Experience of delivering safe water services tasks, temperature monitoring, cleaning and chlorination of taps/TMV’s and fault finding on systems
- Experience in working within healthcare premises, using a PDA installed with CAFM, MICAD and Zetasafe
Knowledge:
- Sound knowledge of mechanical systems and relevant acts, standards and guidance notes
- Understanding of permit to work systems, risk assessments and good working practices
- Knowledge of HTM, HBNs and asset management (PPM and reactive tasks, SFG 20)
Skills:
- Ability to read and understand technical drawings and specifications
- Knowledge and awareness of diversity and human rights
- Effective communication and customer focussed service delivery
- Strong team and personal organisational and time management skills
- Ability to work effectively in a fast paced environment ensuring all paperwork, drawings and reports are correct
- Qualified and certificated in IOSH Management
- Ability to analyse complex problems and develop workable solutions

- Good understanding of policies and procedures governing area of work
- Self‑motivated and proactive with a can‑do attitude and track record of delivery
- Work autonomously and demonstrate honesty, reliability and trustworthiness
- Respectful treatment of patients, visitors and colleagues
- Ability to travel between Trust sites and be flexible to meet team needs
- Excellent interpersonal and presentation skills
- Work on own initiative and without direct supervision, taking a lead role when required
- Ability to work in unpleasant conditions such as undercroft and sewage lines
