We are seeking an experienced Senior Block Property Manager to oversee a diverse portfolio of residential blocks and estates across the South West. This role offers the opportunity to manage a varied and technically demanding portfolio, including high‑rise and higher‑risk buildings.

Key Responsibilities

  • Managing a portfolio of residential blocks, estates, RMCs and RTM developments
  • Preparing and monitoring service charge budgets and assisting with year‑end accounts
  • Coordinating maintenance, repairs and major works projects
  • Managing Section 20 consultation processes and contractor relationships
  • Ensuring compliance with current leasehold legislation, Building Safety and Fire Safety regulations
  • Conducting site inspections, overseeing risk assessments and maintaining accurate property records

Skills & Experience

  • Previous experience managing leasehold residential properties and blocks
  • Current Senior Property Manager experience or ready to step up from a Property Manager position
  • Strong knowledge of service charge budgeting and financial management
  • Understanding of Section 20 consultation procedures and relevant property legislation
  • Experience managing high‑rise or higher‑risk buildings is highly desirable
  • Excellent communication and stakeholder management skills
  • Highly organised with the ability to manage a varied workload independently
  • TPI qualification preferred or willingness to work towards a professional membership qualification
