We are seeking an experienced and proactive Voids Working Foreman to support the delivery of a high-quality voids programme for a housing association contract across Kent and the East Sussex border. This is a hands-on, site-based role, where you will lead by example, combining supervisory responsibilities with active involvement in carrying out works. You will play a key role in maintaining high standards, driving performance, and supporting operatives to deliver excellent results in line with KPIs and company expectations.

What will you be doing?

  • Support Void Supervisors with pre- and post-inspections across the contract, raising schedules of work using SOR codes to achieve lettable standards, including identifying recharge opportunities.
  • Deputise for the Void Supervisor during periods of high workload or absence.
  • Carry out void works in line with specifications, ensuring properties meet minimum re-let standards within agreed timescales.
  • Coordinate with operatives and the voids planning team to resolve issues and maintain workflow.
  • Conduct Health & Safety inspections in line with company compliance frameworks and promote a strong safety-first culture.
  • Complete vehicle checks and ensure any defects are reported and addressed.
  • Act as the lead on-site operative for onboarding new starters, ensuring consistent standards and expectations.
  • Support apprentices and colleagues through mentoring, coaching, and knowledge sharing.
  • Support the Asset Management referral process where works exceed financial thresholds.
  • Ensure effective communication with all stakeholders, including tenants, supervisors, planners, and internal teams.
  • Monitor and support operatives in the correct use of PDAs, ensuring real-time job updates, photographs, and audit notes are accurately recorded.
  • Ensure materials are ordered and available in line with programme requirements.
  • Maintain clean, safe, and organised work areas at all times.
  • Work collaboratively with multiple trades to deliver efficient, high-quality repairs.
  • Identify and report underlying property issues and follow-on works to Supervisors.
  • Promote continuous improvement by identifying and feeding back efficiency opportunities.
  • Issue permits to work where required (e.g. hot works, ground penetration, electrical works).
  • Report all accidents and incidents within 24 hours in line with company procedures.
  • Support the Complaints Team in resolving issues, including disrepair cases.
  • Build strong working relationships with planners and provide feedback from site teams.
  • Champion safeguarding practices across all activities.
  • Ensure compliance with relevant building regulations, specifications, and company policies.

  • Consider and highlight any risk to the organisation or individuals whilst delivering your role.
  • Consider resident feedback (the resident voice) in all service delivery, using data and insight and actively engaging with residents to understand their needs, views and priorities and tailor services accordingly.

Key Skills & Competencies

  • Proven trade background (multi-skilled preferred).
  • Strong understanding of building maintenance and voids processes.
  • Effective problem-solving and dispute resolution abilities.
  • IT literate, including use of handheld devices (PDAs).
  • Experience within social housing or local authority contracts (Desirable).
  • Experience using PDAs or job management systems (Desirable).
