Damp & Mould Inspector Role Summary To carry out visits with residents to ensure that works or preventative measures have been taken to stop damp, mould or condensation in homes from re-occurring. Salary: £27,500 per annum Hours of Work: 35 hours per week Contract: Permanent Probation Period: Six months Notice Period: One month Who are we? We provide more than 13,000 homes across Kent, Sussex and Surrey. Over the years we have invested heavily in our homes and continue to do so as part of the Peabody Group. We promote hybrid working and have more than 300 employees based in various locations across our operating area. What will you be doing? Role Specific Responsibilities To ensure that Town & Country Housing complies with and undertakes works in line with Awaab’s Law 2024. Review and interrogate the damp and mould data from the repairs system to determine what visits are required and when. Schedule in and undertake 6 weekly visits to homes with damp and mould until there is assurance that works undertaken to prevent any damp, mould or condensation have been successful. If damp and mould have reappeared, further investigation and intervention should be pursued with further visit scheduled. Ensure that residents are informed about the steps that will be taken to remove mould and address any underlying issues and the timeframes for any necessary works required. This communication will need to be logged on each occasion and the systems maintained and updated. Work with TCH’s Damp and Mould Case Manager to manage and prioritise case load and visits. Assist the surveyors with any necessary low-level visits from residents reporting damp and mould in the home the first time. Work with other teams in the organisation and external and other stakeholders where damp and mould is being reported. Work with the repairs team to keep residents informed and keep up to date with any follow up works required. Be responsible for writing reports and ensure that reports are kept up to date and relevant information is maintained and reviewed. Advise on necessary decants and co-ordinate these with the decant team. To assist the Damp and Mould Case Manager with visits as and when required. To assist the Disrepair Inspector as and when demand requires. Deal with and respond to complaints on damp and mould cases in line with TCH’s policy and procedures. Assist with data for ongoing audits. To deliver excellent customer service. Take responsibility for recognising and recording customer complaints, however made, and ensure that any complaints allocated to you are responded to within policy requirements. Maintain professional curiosity in all interactions with residents, be aware of and report and record any potential safeguarding issues promptly and appropriately. Maintain awareness of budget requirements and value for money while delivering your role. Consider and highlight any risk to the organisation or individuals whilst delivering your role. Consider resident feedback (the resident voice) in all service delivery, using data and insight and actively engaging with residents to understand their needs, views and priorities and tailor services accordingly. This role will involve visiting other offices and stock and you will be required to have your own car and full driving licence. About You Education & Qualifications GCSE standard or equivalent education. Competent user of Microsoft Office packages (Outlook, Word, and Excel). Key Skills & Competencies Experience of document management and diary co-ordination. Knowledge of the housing sector would be an advantage. Experience of delivering advice and complex information often in challenging situations. Ability to manage expectations and act as a gatekeeper. Knowledge of risk management/assessment frameworks desirable but training will be given. Some knowledge of damp and mould would be an advantage with some basic training.
