Job Summary

As a Quantity Surveyor specialising in Mechanical measured term contracts, you will take a leading role in the commercial delivery of maintenance contracts. You will be responsible for overseeing all aspects of cost management, procurement, valuations, and contractual compliance across multiple projects. You will work closely with project managers, clients, and subcontractors to ensure that works are delivered within budget and in line with contractual and technical requirements. Your expertise will contribute significantly to the commercial success and operational efficiency of our mechanical term service contracts.

Key Responsibilities

  • Cost Management: Prepare accurate and competitive cost estimates and budgets for Mechanical projects, including pricing of schedule of rates under MTCs. Take ownership of cost control and value engineering throughout project lifecycles.
  • Procurement and Subcontractor Management: Lead the procurement of materials, subcontractors, and specialist services, ensuring best value and compliance with specification. Review, negotiate, and manage subcontractor agreements and packages.
  • Valuations, Variations, and Financial Reporting: Prepare and submit accurate interim valuations, final accounts, and variation claims. Identify, price, and negotiate variations in accordance with the relevant contract.
  • Contractual and Project Delivery Support: Ensure commercial and contractual compliance across MTC contracts. Attend project meetings, site inspections, and liaise closely with delivery teams.
  • Client and Stakeholder Liaison: Maintain strong relationships with clients QS and stakeholders. Communicate clearly and professionally regarding financial and contractual matters.

Person Specification

Qualifications and Education

  • Essential: Previous mechanical background experience on MTC contracts.

Experience

  • Essential: Minimum 3 years experience as a Trainee / Quantity Surveyor, with a strong focus on Mechanical works. Track record of managing Measured Term Contracts (MTC), particularly within facilities management, maintenance, or minor works frameworks. Experience with PSA schedule of rates and MTC pricing mechanisms.
  • Desirable: Experience within a client-facing environment. Experience across public sector projects.

Skills and Knowledge

  • Essential: Knowledge of Mechanical systems and terminology. Familiarity with NEC 4 standard forms of contract. Proficiency in Microsoft Excel. Strong analytical and problem-solving abilities.
  • Desirable: Working knowledge of contract administration and dispute resolution.
